Good budget room
+ Good location, clean room, helpful staff. - Wi-Fi didn´t work in most of the time, and when it "worked" it was so so slow. Breakfast quality isn`t great and its really overpriced. You get more quality for your money in other places in town

Traditional property with fantastic staff which made you feel at home. Nothing too much trouble and filling fresh breakfast which we loved and were always asked if we wanted more/if everything was okay. One of our favourite places we’ve stayed would recommend to anyone and will be returning!

Give you a front room on a busy highway, ask for a quiter room (I was the only guest) extra Rs700. No top sheet, that is an extra, but I did get a load of Scabies, no charge. Truly the worst place of have ever stayed at, why Expecia keep them on their list I don't know.

Anyway you told us that you would post such a comment If we did not upgrade you free of charge for a Air Conditioned room since you had booked the cheapest room. We feel really sorry for you because you couldn’t get what you wanted by threatening us. Dear review readers Please kindly go through other reviews to get a genuine understanding of our property as this person threatened us when we explained him that we need to charge him extra nominal amount to get more facilities after booking the cheapest room available.

Top stay
Easy to find. Lovely guesthouse, nice and clean, good breakfast and ever so friendly owners. I would definitely recommend Sams Place. Only slight downside is it’s a little noisy on the main road, but from our room at the back no problem.

Wonderful Stay
Hotel is a family run hotel with huge rooms and a fantastic bathroom. It is only a few months old and everything was super clean. We really enjoyed the rain head shower as well as the king bed. The hotel is a short 300 rupee ride into the main town so you are out of the noisy downtown area. The owner is so kind and assisted us with a ride as well as providing an umbrella. Highly recommend this place. Thank you for taking such good care of us! Scott and Mary Lou

Fantastic guest house!
We had a fantastic stay at Sam’s guest house. The family who owns the house were brilliant hosts. They checked with us in the mornings if we needed anything, offered advice about the area & helped arrange transportation. The wifi is very quick, the room is spacious & the beach is a stones throw away. It is in the main road, so it can be a little noisey during the day but that wasn’t an issue at night. Highly recommend!

Excellent little property with amazing family
Beautiful family, very attentive to all requests and super friendly. We decided to extend our stay for two extra nights here due to location to lovely beach and the area. We felt very secure and comfortable. We had laundry done here at a very reasonable price. The breakfast was amazing for the little price paid, especially the fresh bread. Nice cold water (bottles) available for purchase at a excellent price. Shared refrigerator outside the rooms was nice to keep fruit, snacks and waters cold. Wish we had more time to stay here.

Vi bodde 3 netter på Sam’s Guest House og var veldig fornøyde! Kjempebra service, rent og komfortabelt rom og i nærhet til stranden. Vi fikk veldig god hjelp av de ansatte, og fikk til og med gave da vi dro! De vasket rommet etter to dager, noe vi var veldig fornøyde med. Det eneste vi kan trekke ned på er at det lå rett ved en ganske trafikalt vei, og vi likte ikke nærområdet så veldig godt.

Fantastic place to stay
This hotel was within a few minutes walk to the beach, with lots of lovely restaurants close by. It took about ten minutes to walk to the road where there were more restaurants and shops. The place is run by a family who were exceptionally friendly and couldn't do enough for us. Booking this hotel was one of the best decisions we ever made.

Good quality service from the family. Rooms are cleaned every two days providing fresh towels. Rooms are also spacious with excellent air con and a fan. Always willing to help. Food reasonably priced. Few minutes walk from the beach. Wifi was sometimes on and off.

You get looked after at Sam's
Great welcome very friendly nothing too much trouble. Room comfortable and well kept. We even given a kettle and cups no charge!

Inte det bästa.
Hotellet var i fint skick och rummet var rent. Tyvärr var wifiet extremt segt och GICK INTE att använda. Vi bodde även då i ett dyrare rum. Extremt högljutt på kvällen, skrikande barn osv. Sängen var obekväm både jag och min kompis vaknade med ryggont.

Off-Season Stay at Sam's Guest House
Relaxing stay at Sam's Guest House. We visited Unawatuna just into the off season and had a calm, relaxing stay. Plently of time to read books on the balcony and eat some home cooked Sri Lankan food that was on offer. The beach is a short walk away and local turtle hatchery is a five/ten minute tuk-tuk ride away. Room was clean, shower worked, AC & ceiling fan are new. Great value for money :)

Der Hotelbesitzer ist sehr nett. Das Hotel befindet sich nur 3 Min vom Strand entfernt ( über Peacock restaurant)
