GUEST ACCESS

• Guests have access to the entire home minus a locked cleaners closet. We do have a small backyard space behind the townhome that is most easily accessed by the community walking trail at the top of the hill vs attempting to walk the steep hillside.

• Guests are welcome to store their bikes on the front porch or on the upper deck.

• Guests have access to 1 kayak on lake Windsor. It is NOT LOCATED ON SITE, so you will need to drive to it. It's located at a kayak storage area on Lake Windsor (see next paragraph). Access information will be shared after booking is confirmed and once guest has arrived.

• As a guest, you are allowed access to Bella Vista POA amenities (a list of amenities and prices can be found at bellavistapoa/com/fee-rates-schedule/) if you request guest passes from us after your booking is confirmed, at least 3 business days before your arrival. Full instructions will be provided after booking.

★ IMPORTANT! These amenities are not guaranteed by us as part of your rental agreement. Our only involvement is to request the passes so you can arrange and pay for the activities you wish to enjoy. The amenities are not free but you are provided access to them for a cost per activity as a guest. We provide your contact info to the POA, and they manage it from there and will send the passes.

The Wonderful Windsor of OZ is located in a peaceful lakeside community full of beautiful mature trees and lake views!

• Mountain biking trails begin just .25 mile from our front door

• Close to NWA’s major thoroughfares, minutes to Bentonville, Rogers, Springdale, and Fayetteville

• Just a few minutes to OZ Bike Park (with bike lift), 20+ miles of gravity trails, rentals, lessons, and dining at OZ Trails HQ

• 2 parking spaces available in front of the townhome

• Bike storage on the front porch and more on the lower downstairs deck.


OTHER DETAILS TO NOTE

• We provide the initial toiletry items for kitchen, bathroom (two rolls of Toilet Tissue per bathroom), and laundry. Additional supplies will be the guests responsibility. Feel free to bring anything you feel you may need during your stay.

• We are a pet friendly home so feel free to bring up to 2 furry friends to stay with you.

• Guests are welcome to wash their bikes out front; hose and water spigot to the right of the front door.

• Pack-n-Play & air mattress in the front bedroom closet

• Highchair in the front entry closet

• Floor fans in each bedroom closet and ceiling fans in each bedroom

• Although our property line goes to the water, we do NOT have a staircase or dock. The docks beside us are privately owned and we do NOT have permission to use.

• Our smart TVs are ready to stream your accounts.

• Guests may see some wildlife or insects during your stay — this is common for properties in natural, wooded, or lakeside areas.
