• 4 bedrooms with 4 queen beds (hotel-quality linen provided)
• 2 bathrooms: ensuite off the master + a separate family bathroom
• Fully equipped kitchen with everything you need to cook and snack
• Open-plan living & dining. Seperate Media room with Smart TV, Wi-Fi, and comfy couch
• Laundry with washer + essentials

• Covered patio with dining area
• Grassy backyard, fully fenced
• BBQ for guest use (see notes below)
• Driveway parking

Other things to note
Guest Verification & Security Deposit

Since we don’t have a front desk or on-site staff, we rely on a simple system to help care for the home and keep things running smoothly for everyone.

Guest is required to complete a pre-check in form upon reservation confirmation, in the form we kindly ask for:

➤ A quick photo ID verification before arrival
➤ A $300.00 refundable damage deposit, returned within 3 days of checkout—as long as everything’s left in good shape (which it usually is!).

It’s just our way of making sure the space stays lovely and ready for the next guest. Thanks so much for understanding!

Pet-Friendly (By Request)
We’re happy to welcome your furry friends—just send us a quick message before booking to get approval.
➤ $170.00 pet fee per pet, per stay
➤ Pets must be house-trained, kept off furniture unless covered, and not left alone for long
➤ Please clean up after your pet inside and out (especially make sure no dog poos outside in the front or back yard)


Check-in from 3:00 PM / Check-out by 10:00 AM
Early check-in or late check-out may be possible—please message us ahead of time to arrange.

Cleaning Expectations
We provide professional cleaning before every stay, but we kindly ask that guests:
• Dispose of all rubbish in the bins provided
• Wash any used dishes
• Avoid leaving stains, excessive dirt, or clutter
Extra cleaning or rubbish removal will incur a fee.

No Parties or Loud Gatherings
This is a quiet, residential street. Noise curfew after 9PM.
Strict no-party policy—breach will result in immediate booking cancellation.

Self Check-In
Secure key lockbox available for flexible, contactless entry.

• BBQ Use: You’re welcome to use the BBQ — we just ask that you leave it clean after use. If extra cleaning is required, a $100 fee will apply. Guests are responsible for providing their own gas bottle if needed.

• Pets: Please reach out to request approval for pets. We love hosting furry friends but like to know a little about them first. Extra pet fee applies.

• Essentials: A starter supply of toilet paper, soap, dishwashing liquid, laundry detergent, and other basics is provided to get you through the first couple of days. For longer stays, guests may need to top up as needed.
