Pool table & Foosball table. Large garden with lake for fishing, large terrace for dining, log burning hot tub, fire pit.

This period barn conversion provides 4100 sq ft of spacious accommodation. It is an ideal place for a group of friends, a large family gathering/ celebration or for a couple of families getting together to enjoy time on holiday relaxing at the barn or for those wishing to visit all the wonderful sights and place of interest nearby that the Weald of Kent has to offer.

The barn is ideal for guests use all year round, with it’s newly refurbished indoor heated swimming pool, cosy open fire, wood burner, games, Foosball table & pool table in the winter time, and its large garden, terrace, fire pit, outdoor dining, table tennis and lake with carp fishing to enjoy in the summer time, there really is something for everyone, whatever the weather & whatever age!

The indoor heated pool, which is incorporated within the barn itself, heated all year it is for guests exclusive use only. It is housed in a vaulted timbered room with underfloor heating and the pool is heated all year round to 29 degrees. Being 10.5m long is ideal for swimming lengths or for simply splashing around and having hours of fun.

The main reception room, which is heavily beamed, has three sofas and a working open fireplace which creates a warm cosy atmosphere to seat all guests together comfortably. The second reception room which has a wood burning stove, television and two large sofas, one being a sofa bed, provides plenty of space for guests to relax. Sufficient wood/kindling is supplied for guests first night use. For guests entertainment the television is a 55 in smart tv with Netflix, portable Bluetooth party speaker with light show, cd player and digital radio, along with books and games. The property is centrally heated throughout, with underfloor heating downstairs, including in the swimming pool room & surround.

Guests can entertain and dine comfortably in the beautifully heavily beamed vaulted dining room, which seats up to 12.

The large kitchen is fully fitted and well equipped with dishwasher, double oven 5 gas hob, American style fridge freezer, all cooking utensils, cookware, pans, crockery, glassware and utensils. It provides all the equipment required to cook for 15 people. A welcome pack & basic cooking ingredients are also provided for guests use. A washing machine, tumble dryer, indoor clothes rack are supplied together with cleaning materials. All linen, bath and hand towels and basic bathroom toiletries are provided.

For families travelling with younger guests, a travel cot, a high chair, two toddler chairs are supplied. There is also a Jaybe single fold up bed if guests wish to change the sleeping arrangements. (please ask for this when booking)

There is one bedroom with a king size bed and en-suite shower room on the ground floor, with curtains and plenty of storage, this is suitable for less mobile guests, having no stairs.There are 2 other rooms with sofa beds on ground floor. There is also a separate shower room adjacent to the pool on the ground floor.

On the first floor there is the master bedroom, with King size bed, curtains, cupboards and chest of drawers, there is a single bedroom with black out blinds and a chest of drawers, and there is also a family bedroom with a Double bed, and bunk beds, black out blinds , curtains and chest of drawers, There is also an additional separate bathroom.

On the second floor there is a further double bedroom , chest of drawers , black out blinds and again an additional bathroom.

Outside, the barn is set in an acre of grounds which includes a lake with carp (fishing is permitted) with a small jetty, and there is a large terrace with fire pit, table tennis table and outdoor dining for guests to enjoy in warmer weather.

The property is in a rural location, a mile from Cranbrook, in the heart of The Weald of Kent. It is a few minutes drive, or is a 20 minute walk across adjacent footpaths to the historic small town of Cranbrook. A farm shop selling local produce and all essentials is just 200m away. Local supermarkets are located in Cranbrook and Hawkhurst, where there is also a local independent cinema. There are many great local period pubs/restaurants serving excellent food within all within 5 miles of the barn.
Parking is available at the property for several guest cars.

The host will be there to welcome you, check you in & answer any queries. Host is on hand locally and more than happy to advise on local pubs & tourist attractions and to assist with any questions or problems in person.

This is an old building and very quirky with beams and has a very warm and cosy atmosphere.
