Our home offers a practical layout with comfortable sleeping arrangements and the essentials for both short-term and extended stays. The location makes it easy to get around, with restaurants, shopping, Downtown Arvada, and other local attractions nearby.

Just minutes from Olde Town Arvada, you’ll have easy access to local restaurants, craft breweries, coffee shops, boutique stores, and seasonal farmers markets. Downtown Denver is also accessible by car or Uber, making it easy to explore the city and surrounding areas.

Whether you’re in town for work, a weekend trip, or an extended stay, the home provides a convenient base with easy access to Arvada, Denver, and nearby attractions.

Guest access
Guests have full private access to the entire home, including all indoor spaces, the backyard, and patio. The driveway is shared with the other unit.

🏡 To ensure a smooth and secure stay, all guests must complete the Happy Guest registration before receiving check-in instructions and the door code.

🔐 Through our secure, app-free Happy Guest portal, you will:

📝 Review and sign the rental agreement

🪪 Complete guest registration and ID verification

💳 Choose one of the following:

A $1,000 refundable security hold (temporary card authorization, not a charge), or
🛡️ An optional $40 non-refundable damage waiver (covers stays up to 10 nights; +$2 per additional night for longer stays)

💰 The $1,000 security hold is automatically released 3 days after check-out if no damage is reported.

📱 Happy Guest is a secure website—no app download or account creation is required. It also provides your guest portal with check-in instructions, property information, and local recommendations.

🔑 Important: Check-in instructions, including the property address and door code, will only be provided after the Happy Guest registration has been completed.

These are designed to protect our property, respect our neighbors, and ensure everyone has a pleasant experience. Feel free to contact us via messaging on this platform.

Please read through thoroughly:

🚭 Rule #1: Smoking inside the property is prohibited.

🎉 Rule #2: Parties and events are prohibited inside the property.

🔇 Rule #3: Quiet hours are from 10 p.m. to 7:30 a.m.

Guests must respect quiet hours and avoid loud noises.

Loud music is not allowed inside the property.

Guests must not engage in unlawful activities inside or outside the property.

🧹 Rule #4: Guests must clean up after themselves, including washing dishes and taking out the trash.
Please take care of towels and linens. You may wash them during your stay or leave them for our cleaning crew upon check-out. Stained items will be charged.

🛋️ Rule #5: Guests must leave the property in the same condition as they found it, including furniture and appliances.

💲 Rule #6: There is a cleaning fee for the property.

🐾 Rule #7: Non-disclosure of pets will result in a non-refundable $200 fee.

🔐 Rule #8: Lock all doors and windows when leaving the property:

Do not share the property’s access code.

Do not leave valuables unattended.

📶 Rule #9: Do not change the Wi-Fi username or password.
Any violation will result in the forfeiture of the security deposit.

⏰ Rule #10: Check-in time is 4:00 PM; check-out time is 10:00 AM.
Please notify us if you need early or late check-in.
Upon arrival, inspect the property and report any damage or issues immediately.

🐕 Rule #11: If you have a pet, please clean up after it. Failure to do so may result in an additional cleaning fee.

🔥 Rule #12: Please close the propane tank after using the BBQ grill or fire table. (Disregard if not applicable.) Failure to do so may incur extra charges.

🚽 Rule #13: Only flush toilet paper and human waste. Other items may clog the toilet and result in penalties.

📺 Rule #14: Use your own streaming service credentials on the smart TVs. There is no cable or local channels.

♨️ Rule #15: No lotions, creams, makeup, or food in the hot tub. (Disregard if no hot tub.) Violations will incur a $50 fee.

📜 Rule #16: Guests are required to complete a secure registration and ID verification through our partner, Happy Guest, prior to arrival.

🧼 Please leave the property as you found it:

Load and start the dishwasher.

Dispose of garbage.

Clean up any messes.
