The primary bedroom is a luxurious haven with a king-sized bed, a full private ensuite bathroom with walk-in glass shower, and a soaking tub, ensuring a rejuvenating night's sleep. The other two bedrooms offer cozy spaces, each furnished with a queen bed.



Need to catch up on work or unwind? Our home boasts a large office with two dedicated workspaces, each with a desk and chair.



The entry-level living area is perfect for relaxing. It features a flat-screen TV and gas fireplace that creates a warm and inviting ambiance for movie nights.

Guests will have access to the entire home - Primary bedroom suite and 2 other bedrooms; hot tub; game room; washer and dryer; garage parking for 3 vehicles



Other Things to Note:

• *NO A/C - There is no air conditioning as the summer in the mountains is very temperate.*

• Guests must be comfortable with stairs. This property has 3 levels with 2 stairwells, and there are no bedrooms on the bottom floor.

• Hot tub - Hot tub service typically takes place in between reservations, but if a check-out falls on a weekend or holiday the company will come the next weekday, we are not provided notice in advance of their arrival time. Please keep in mind that if a complete drain and fill service is needed, it may take up to 48-72 hours for the hot tub to come up to full temperature.

• Please do not place non-disposal safe items in the garbage disposal and place them in the trash can instead (Examples - trash, onions, celery, grease, coffee grounds, etc)

• *FIRE SAFETY* - The foothills are a fragile area with high wildfire risk. *Outdoor fires (including fire pits and grills) are NOT allowed per Clear Creek County short-term rental regulations. Violators may be subject to fines for having outdoor fires.

• Please read ALL House Rules thoroughly: No pets, no parties, and no smoking is allowed in the home. This is not a party spot! Quiet hours are from 10 PM - 8 AM. Any noise violations or complaints from neighbors will result in immediate eviction. We appreciate your courtesy.

•Please note we are not liable for left items. Returns incur a $50 fee plus shipping costs. Any items not claimed within 24 hours of checkout are donated or discarded.

• There is a $30 fee for early check-in. Availability of early check-in cannot be confirmed until after 10am on your arrival day.
