Quiet hours must be respected, particularly in the evenings, to protect our neighbours and the peaceful countryside setting.



Only the guests included in the booking are permitted on the property at any time.



The maximum occupancy is strictly enforced and monitored.



This home is best suited to families, multi-generational stays and responsible groups looking for a relaxing break.



Any excessive noise, unauthorised visitors or breach of house rules may result in the booking being cancelled without refund.



Hot tubs are professionally serviced and may not be at full temperature on the first evening.



Outdoor features (BBQ, fire pit, hot tubs) must be used responsibly and in line with the house rules.



EV charging is available, guests must supply their own charging cable.
