Pre-Arrival Requirements

✦ All guests must complete a pre-arrival form, guest agreement, and ID verification after booking
✦ Choose one protection option:
– $56.50 Damage Waiver covering accidental damage up to $700 (no deposit hold required)
– $700 refundable security deposit released 7 days after checkout
✦ Damage waiver does not cover smoking, intentional damage, negligence, pet-related issues, or policy violations

Pet-Friendly Stay

✦ Pets welcome with prior approval
✦ Pet fees:
• $163.50 per pet for 1–4 nights
• $150 per pet for 5–13 nights
• $300 per pet for 14+ nights
✦ Additional pet fees may apply for multiple pets or extended stays
✦ Pet fees are charged separately after booking and subject to 9% tax
✦ No pets on furniture or beds
✦ Please clean up pet waste; yard clean-up issues incur a $100 fee
✦ Excessive hair or odors may result in up to a $400 cleaning fee
✦ Unregistered pets incur a $200 fee per pet
✦ Backyard is not fully enclosed; pets must be supervised outdoors at all times

Additional Fees

✦ Late check-out after 11 AM without approval: $60
✦ Early check-in or late check-out extension: $24.95/hour based on availability
✦ Excessive cleaning: up to $400
✦ Deep cleaning for grease, stains, smoke, or damage: $100+
✦ BBQ/grill/smoker must be cleaned after use or a $100 fee applies
✦ Unapproved guests: $50 per person, per night
✦ Lost key/FOB: $175
✦ Forgotten items donated after 48 hours; shipping requires $50 admin fee

Guests, Noise & Smoking

✦ Maximum guest count must match the reservation
✦ Outdoor cameras monitor entry points for security and guest count
✦ Quiet hours: 10 PM – 7 AM
✦ Parties, excessive noise, smoking, vaping, or illegal substances are strictly prohibited
✦ Violations may result in cancellation without refund and fees up to $400

Maintenance & Liability

✦ Emergency maintenance may require immediate access
✦ Guests are responsible for their group, including children and pets
✦ Property owner is not liable for personal injury or loss
✦ Shared outdoor/common areas may include other guests or pets; please supervise accordingly
✦ Legal action may be pursued for unpaid damages or chargebacks
✦ Please report damages promptly and return all provided items to avoid additional charges
