The Space

Welcome to your brand-new Nichols Point retreat at Sunset Shores — a stunning 3,000 sq ft lake home thoughtfully built for comfort, connection, and unforgettable gatherings.

This spacious 4-bedroom, 3-bath home features a bright open-concept design where the living room and kitchen flow seamlessly together, creating the perfect setting for family meals, celebrations, and relaxing evenings. The fully equipped kitchen includes stainless steel appliances, a double oven, and generous prep space — ideal for cooking for a crowd.

The living area offers a large sectional sofa and oversized Smart TV and a cozy electric fireplace, while the dining table seats 6 guests with an additional 6 barstools at the kitchen island, giving everyone plenty of room to gather. Large Smart TVs are located in every bedroom — and even in the kitchen — so no one misses their favorite show or game.

Sleeping Arrangements

Primary Suite:
A true retreat featuring a king bed, full-size futon, and a cozy reading chair. The suite includes a Smart TV and a private ensuite bathroom with a walk-in shower featuring a waterfall showerhead. This room also offers direct access to the exterior patio, where you’ll find ample seating and another Smart TV — perfect for morning coffee or winding down in the evening.

Bedroom 4:
Three full-size beds, Smart TV, and games for the kids — making it a fun and comfortable bunk-style space for larger groups.

***Check out is at 10 AM. Any guests in house after 10:15 am without prior approval will be charged $75/hour for every hour they remain in the house past the checkout time.

1- Must be courteous to our neighbors and avoid loud outside activities from 10:00 pm-8:00 am (no parties/events).
2- To protect the home, pets are not permitted on furniture or bedding. Dogs must be kept on a leash when outdoors, and guests are responsible for picking up and bagging all pet waste. Pets may not be left unattended unless crated.
3- Smoking or vaping is strictly prohibited indoors. Any lingering odor of smoke or marijuana after checkout will result in a $250 cleaning and deodorization fee. If smoking outside, please pick up all cigarette butts.
4-Do not add charcoal to pellet grill. The pellets are provided. Adding charcoal to the pellet grill will result in a $200 fee. Contact host if assistance is needed to operate the grill.
