Zannetti 303 Medici - Three Bedroom Apartment, Sleeps 6

Spacious and bright apartment under the roof.
The apartment is located in Via Zannetti 4, a two-minute walk from all the main monuments and museums of Florence.
It consists of a living area with dining table and kitchenette, a mezzanine living area, 3 bedrooms (choice of single or double beds), 2 bathrooms with shower.
The apartment is equipped with air conditioning, Wi-Fi, TV and washing machine.
Bed linen and towels are provided.
It is on the third floor with a lift and is very quiet as it is equipped with double glazing which acoustically insulates the entire apartment. It was completely renovated in 2018 with love and great attention to detail to make it as pleasant and comfortable as possible.


Upon arrival, our guests will find a courtesy kit to meet their first needs (toilet paper, soap, shampoo, etc.).

The apartment is located in a restricted traffic zone. 

Check-in is by appointment from 2:00 PM to 8:00 PM. For arrivals after 8:00 PM, a supplement will be applied.

Service limitation:
Air conditioning in Italy is regulated by national laws that set a minimum temperature of 20°C and a maximum of 22°C.
The temperature values ​​allowed in our apartment are 19°C (+ 2°C tolerance) up to a maximum of 21° C. Based on Decree no. 383 of 6/10/2022 of the Ministry of Ecological Transition, for the winter season, the period of switching on the systems for the Municipality of Florence is allowed from 8 November to 7 April, for a maximum of 11 hours per day.
Pay attention to your house keys. In case of loss or non-delivery of the keys, a cost of 50 Euros will be charged for replacing the lock for security reasons.
For urgent interventions caused by the guest outside office hours (from 10pm to 8am) a payment of EUR100 will be required  

As per italian law n°214/2011 (art. 40.1) the italian police require us to report our guests' identification details. The info that guests are required to provide include a valid ID and resident address.
To ensure maximum comfort for all guests, we recommend using the shower one person at a time. The apartment is equipped with a water heater, so simultaneous use of hot water may temporarily reduce the water temperature

BY BOOKING MY APARTMENT, YOU ARE ACCEPTANCE OF THE FOLLOWING RULES:
- In accordance with current anti-terrorism legislation, you will be asked to show your ID or passport during check-in to register with the Department of Public Security. If you do not have these documents or do not have the required information, we will not be able to check you in by law.
- Check-in is from 2:00 PM to 8:00 PM.
- Late check-in, if agreed upon in advance, is possible at the following cost:
• From 8:00 PM to 10:00 PM, 50 euros
• From 10:00 PM to 12:00 AM, 80 euros
• From 12:00 AM to 2:00 AM, 100 euros

- Check-out is by 10:00 AM.
- Any additional guests must be authorized in advance by our staff.
- Parties are not permitted;
- Please avoid loud noises and slamming doors after 11:00 PM;
- Smoking is NOT permitted inside the apartment;
- Pets are allowed upon request. A €20 fee per stay will be charged;
- A crib and high chair are available upon request for a €20 fee per stay;
- If anything gets broken or damaged, please let us know and we'll come and check it out;
- Please be careful with your house keys. If you lose or fail to return them, a €50 lock replacement fee will be charged for security reasons;
- For urgent repairs caused by the guest outside of office hours (10:00 PM to 8:00 AM), a €100 fee will be charged;
- The apartment is located in a pedestrian area and cannot be reached by car. If you're planning to reach the apartment by car, please contact me for information on private parking in the area.

HEATING RULES:
According to Decree No. 383 of October 6, 2022, issued by the Ministry of Ecological Transition, for the 2022-2023 winter season, the Municipality of Florence is permitted to operate heating systems from November 8th to April 7th, for a maximum of 11 hours per day.

The permitted temperatures in our apartment are 19°C (+ 2°C tolerance) up to a maximum of 21°C. We thank you for your kind cooperation.
