• Unfortunately, no refunds will be issued for circumstances beyond our control, including inclement weather, health-related issues, or other unforeseen/extenuating circumstances. We highly suggest purchasing travel insurance.

• This home resides in a noise-sensitive area and participates in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. • The Black Bear Falls Resort community pool typically opens around Memorial Day weekend in May and closes around Labor Day weekend in September (weather permitting), with daily hours from 10 AM to 8 PM.
• Please note that the community pool is managed by the HOA, and any closures or maintenance are outside of our control. That said, we’re committed to keeping you informed and will do our best to notify you promptly if we receive any updates or changes regarding availability.
