Cozy 45-square-meter studio apartment, ideal for 2 people, located on the first floor of a building (a few steps to enter). Equipped with air conditioning and a balcony for relaxing outdoors. Located in the quiet Porticato neighborhood of Giardini Naxos, this apartment offers a peaceful retreat with the convenience of nearby attractions and amenities. The interior layout is as follows:



- LIVING AREA with KITCHENETTE (featuring a gas stove, refrigerator, oven, microwave, and kitchen utensils), dining table, sofa, and access to the balcony;

- SLEEPING AREA with a double bed and closet;

- BATHROOM with shower, washing machine, sink, bidet, and toilet;

- BALCONY with a table and two chairs.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, heating and air conditioning via split system (one unit for the entire apartment), clothesline, hair dryer, iron, and ironing board.



PLEASE NOTE: Please note that there are steps leading to the building’s entrance.

NO central heating—heating is provided by a split-system unit.

There is a small step to access the balcony.



The entire apartment is for the exclusive use of guests during their stay, and there are no shared spaces with the host or other tenants.



We are very flexible and will be happy to arrange early check-ins or late check-outs, if possible, provided there are no other guests checking out or checking in. Any requests can only be confirmed the day before arrival.



Seven days before arrival, you will receive instructions on how to register your documents via our Guest Portal and pay the tourist tax (EUR 2 per person per night, for the first 10 nights only, as required by the municipality of Giardini Naxos).

We need this procedure to verify your information and documents and to send the details to the Alloggiati Web police service, which is the Italian system for registering guests staying in Italy.

. Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).

ESummer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.

Giardini Naxos Climate Zone B: 7 hours per day from December 8 to March 23.



For all check-ins between 8:30 PM and 12:00 AM, a surcharge will apply, payable in cash upon arrival, as follows:

From 8:30 PM to 10:30 PM: EUR 25;

From 10:30 PM to 12:00 AM: EUR 35.

Check-ins cannot be arranged after 12:00 AM, even for an additional fee.
