The Space:

This beautiful top-floor one-bedroom condo (w/ elevator) features a private balcony with views of the pool. Newly renovated, it is designed for vacationers with comfort and style in mind.
Prime Location: Located just a short stroll from the beach, enjoy effortless access to the sun, sand, and surf—perfect for early morning walks, sunset views, and spontaneous dips in the ocean.
Stylish Interiors: A tastefully designed open-plan living space with sleek, modern furnishings and decor, and large windows that flood the condo with natural light. The perfect backdrop for both relaxation and entertaining. Roku Smart TV's in both the bedroom and living room with Spectrum Cable App. To make your stay even more fun, we've included a variety of family-friendly games for everyone to enjoy!
Fully Equipped Kitchen: A contemporary kitchen with high-end appliances, quartz countertops, and all the dishware and cookware essentials to create a delicious meal or quick snack after a day in the sun. For your convenience, you'll find a Keurig, a standard coffeepot, a crockpot, toaster, waffle iron, and a blender in the kitchen—perfect for preparing your favorite meals and drinks.
Comfortable Bedroom: The bedroom features a plush king-sized bed and premium linens. The living room Queen sofa sleeper offers flexible sleeping arrangement to accommodate friends or family. Bedding & towels provided.
Private Balcony: Step out onto your private balcony and savor your morning coffee or evening cocktail with sweeping views of the surrounding landscape. For your convenience, we've provided beach chairs and a wagon, tucked away on the balcony for guests to use whenever you're ready for a day at the shore.
Amenities: The Xanadu condo complex boasts a sparkling pool & sundeck with lagoons lacing the landscape, 2 tennis/pickleball courts, picnic area by the lagoon & fountain with outdoor charcoal grills, an elevator in each building, shared laundry facilities on each floor, and a private gated parking lot-- all just steps to the beach!
Convenience & Access: The top-floor condo is located near top-rated restaurants, boutique shops, and local attractions, while still offering the peace and tranquility of being just steps from the water.
If walking or biking isn't for you, our Breeze Trolley is a FREE TROLLEY line that runs around the Coligny area & communities and across part of the island with trolley stops near our villa and online maps (Trolley runs seasonally--visit Breeze Trolley online to see trolley schedules).
Our villa is the perfect distance to the family-fun playground and interactive children's museum at Low Country Celebrations Park, Coligny Plaza, Piggly Wiggly Grocery, and Coligny Beach. Walk over to Forest Beach Surf & Cycle for great bike and surf equipment rentals. You'll have easy storage on the community bike racks for bikes for the whole family.
Beach Essentials: A beach wagon and 4 beach chairs will be stored on the balcony for our guests to use. We will provide 4 beach towels at check in.
NOTE: The Xanadu Community Pool is OPEN APRIL- OCTOBER.
Please Note: We provide starter amenities upon check-in. This includes one set of bath towels for each guest, travel-size bathroom toiletries & two(2) toilet paper rolls for each bathroom. Beds will be made for you with one(1) set of clean bed linens for each bed. In the kitchen, you will find starter packs of laundry & dish detergent, dish soap, one(1) paper towel roll, coffee filters and trash bags, and a dishtowel. The kitchen is fully stocked with cutlery, cooking utensils, appliances, and dinnerware

No Smoking. No commercial vehicles, motorcycles, or campers permitted. No trailers, kayaks, or canoes are allowed on the property. Bikes must be secured in the bike racks.
Guest Access:
Key-less entry door code will be provided prior to check-in time for easy access to the property. There is a gate code and building code we will also provide prior to arrival.
The Neighborhood:
Xanadu Villas offers year-round vacation-style living within a serene garden-setting building surrounded by a sparkling lagoon. The shallow lagoon is a passive water attraction where children and adults alike, enjoy watching the fish, turtles, and occasional ducks. Xanadu Villas Amenities include a private swimming pool, 2 tennis courts, beautifully landscaped grounds and private back garden with picnic area and barbeque—all surrounded by a scenic lagoon.
Xanadu Villas is located on South Forest Beach Drive, just across the street from the beach. There is a walking beach path that will lead you directly to the beach.
Getting Around:
Amazing walkability! Breeze Shuttle available mid-March thru October to get you to the beach, shopping, restaurants or just to see what's out there!! Public parking available near the beach.
Our island is lined with pedestrian walkways & bike paths, making getting to the beach and surrounding areas a breeze!
Other Things to Note:
Bugs
We get asked about Palmetto Bugs all the time. Yes, these are roaches and are found pretty much everywhere outside in South Carolina but we like to call them Palmetto Bugs as it makes them sound nicer! They can be pretty big, can fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. Rest assured all of our homes are professionally treated monthly for pests. Any bugs that manage to get inside will die quickly.
According to Eric Benson, Ph.D. professor and extension entomologist at Clemson University “It has nothing to do with cleanliness or the economic conditions of the area,” said Benson. “They could be around the nicest home or the nicest hotel or resort.”
If you leave the doors or windows open, especially at night, you will likely see a few. This is perfectly normal. If you see 20 or 30 all in one place then please let us know. This might mean we have a nest somewhere in the home and we'll need to get pest control out to take care of it. This is extremely rare!
Please don't worry about bugs, enjoy your vacation. You'll likely not see any while you are here, we just include this note so you understand it's not unusual to see some and it doesn't mean the home isn't well looked after!
