Fell in love with this hotel. Small yet charming, with brand-new facilities, stunning views, easy parking, and a great central location close to everywhere. There are also several nice restaurants nearby.

Doesn't feel royal -they should renovate the place
This resort is really outdated (atleast the tower were we stayed – they were doing some renovations there though) We were happy that we only booked one night. It is really close to Kailua-Kona center (but was quiet still which was great), so it was walkable and the trolley takes you to some ...

Waste of money
This place is an absolute dump. I don't think it would pass for a 2-star hotel in Europe or Asia. Don't book the ocean view room, the windows will rattle to a point where it's impossible to sleep with the slightest of waves. The prices are beyond ludicrous. Spent a few nights here, expecting this ...
