The Space:
The 2-story home is located in the new Hispania residential development just 5 minutes from Liverpool Mall, 10 minutes from the airport, and 15-20 minutes from downtown La Paz and the seaside Malecón. It’s a relatively new area, so you can find some cool new ​​restaurants and bars for all tastes and less than 5 minutes from the home, plus grocery store options nearby like Chedraui and Walmart. If there’s a day that you don’t want to go far, no worries! The community has a refreshing swimming pool, a playground for the kids, BBQ and lounge areas for you to enjoy.

Guest Access:
This is a self-check-in property using a code to access the keys in the lockbox. The code and any necessary instructions will be sent to you before your arrival. Note that this a gated community. You’ll need to give your name and which home you will be going to to get access.

The Neighborhood:
The property is located in Hispania Residencial, a newly developed subdivision just about 15-min drive outside La Paz’ Zona Central. You’ll be about 15-20 minutes to the seaside Malecón.

Getting Around:
The townhome is about 4 miles | 6.3 km from the La Paz International Airport (LAP) and 118 miles | 190 km from San Jose del Cabo International Airport (SJD). We offer a private shuttle service from either airport. It’s best to pre-arrange your airport transfer. However, there are other means of public transportation like the bus or other shuttle service, which is a 30-min ride. If you need assistance, let us know. We’d be happy to help!

Other Things to Note:
IMPORTANT TO NOTE: The area experiences water shortages where at times you can be without water for 4-5 hours. Recycled water is an easy alternative to help us, and the environment, with the shortage of water resources. We ask that you please use water consciously, turning it off when it's absolutely not needed and recycle your shower water for times when needed to flush the toilet. (Simply place the bucket under the running shower while you wait for the water to warm up and use it later, if needed, to flush the bathroom).

Guests are required to follow the traffic rules within the residential complex. Traffic directions are clearly marked with signs, and driving or parking against the indicated flow will result in a fine.

The TVs are equipped with streaming services to provide various entertainment options. Please note that cable channels are not available.

Please note that the pool is not heated.

Guests will need to obtain wristbands at the main gate for club access. Wristbands are available at a cost of $20 MXN per person.

Please refrain from consuming food or beverages in the living room.

There is construction going on in front of the property, with noise from 7.30am to 5pm from Monday to Saturday.

Please note guests must climb stairs to access the second level of the home.

We provide some basic complimentary essentials upon arrival (just note: these are not replenished.): a roll of paper towels, a sponge, liquid soap & trash bags. And in each bathroom, you’ll find a roll of toilet paper, some soap, shampoo, and bath towels.

There is no daily housekeeping service but if you’d like to arrange cleaning during your stay, one can be arranged at an additional charge.

Electricity consumption is regulated between June 1st - October 31st.
- Electricity is not included for long-term stays of 15 nights or more. There’s a $56 USD weekly electricity fee, in this case, charged on the day of check-in.

A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met. Any damaged or lost items such as towels, sheets, blankets, broken armchairs, furniture, or wall stains will be charged at the time of checkout.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco, cannabis, etc.) is allowed inside the condo, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages caused during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Please avoid sitting on the sofas while wearing wet clothes - this practice stains fabrics and creates mold. You will be responsible for any damages made to the furniture during your stay.
- Please close and lock all doors and windows upon check out. By failing to do so you will incur a penalty of $50 USD.

HISPANIA RESIDENCIAL RULES AND PENALTIES FOR NON-COMPLIANCE

3,394.20 MXN / 30 UMAS:
- Uncollected pet waste on public roads or someone else's property
- Vehicles driving in the wrong direction
- Vehicles driving at excessive speeds
- Vehicles parked on red-painted curbs or permanently in Oasis
- Leaving food available for stray animals

1,131.40 MXN / 10 UMAS:
- Presence of loose pets
- Loose trash or trash bags without a bin on the street or sidewalk
- Trash in bins without a bag
- Trash bins left outside the property on non-collection days
- Non-compliance with access control regulations
- Blocking pedestrian traffic on sidewalks
- Vehicles parked on public roads without moving for more than 48 continuous hours

2,262.80 MXN / 20 UMAS:
- Loud music outside of permitted hours (Sun–Thu until 10 pm / Fri–Sat until midnight)

To ensure full transparency, we want to let you know that the upkeep of common areas is managed by the complex administration. While we strive to provide an excellent experience, the condition of these areas is beyond our control. By sharing this in advance, we aim to keep your expectations aligned and maintain the high standards we are committed to.

Please note that you may hear dogs barking during your stay, as some neighboring homes have dogs.

As a precaution, please do not lock the interior doors, as we do not have keys to open them if needed. If locked, we would need to call a locksmith and guests would be responsible for covering the fees.

Interaction with Guests:
You’ll have complete privacy during your stay, with exclusive access to the entire home. Should you need anything, we’re available 7 days a week so just send us a message.
