”Receptionists were friendly. The host at breakfast ensured my vegan sausages (ordered at reception the day before) were freshly heated on my arrival and breakfast was lovely. He was attentive and polite. Room was very clean with a view overlooking the garden (Room 1, double, first floor). It's one street away from the main Headingley Lane bus stops straight into Leeds City Centre and buses are regular. Lots of pubs, restaurants, hustle & bustle (it's the student area of the city)....

”Terrible communication before arrival led to delayed check in and was the cause of great frustration after a long drive. No understanding or apology from the property management, completely opposite response from hotels.com who did their best to resolve the issue and were very understanding. Entering the property we discovered a loudly beeping smoke alarm which we had to take down and remove the battery to stop the annoying sound.
