Please also be aware that AT&T is the only cellphone provider with consistent service in our area.

Step into our comfy, cozy living room, designed for relaxation and entertainment. Enjoy plush seating. Stay warm by the seasonal indoor fireplace, available from November to April, or unwind while watching your favorite shows on the Smart TV. For your comfort, there’s a mini-split in the living room, ensuring the perfect temperature year-round.

Our well-appointed kitchen is a culinary delight, equipped with everything you need for your cooking adventures. Brew your morning coffee with ease using the Keurig and drip-coffee maker duo. Prepare meals effortlessly with the dishwasher, stove, oven, fridge, freezer, toaster, and more. The home was fully renovated in 2020, ensuring modern amenities and a fresh, welcoming ambiance.

Retreat to our inviting bedroom, featuring a cozy queen-sized bed and a Smart TV for your viewing pleasure. The room also includes a closet and offers direct access to the sun porch, where you can bask in natural light and enjoy serene views. A mini-split in the bedroom ensures your comfort in every season.

Our full bathroom is designed for your convenience and comfort. It features a walk-in shower, toilet, and sink, along with a full-length mirror on the bathroom door, ensuring you have everything you need to start your day refreshed.

Experience the tranquility of our spacious, grassy backyard. Relax on the patio, gather around the fire pit with chairs, or soak in the hot tub while taking in the beautiful views of the South Fork Shenandoah River. A grill is also available for your outdoor cooking needs. The river is approximately 25 yards from the house, with about eight steps to descend at the edge of the property down to the water.

Our sun porch is the perfect spot to enjoy the beauty of nature from the comfort of home. Equipped with ceiling fans and ample seating, it`s an ideal space for working remotely or savoring your morning coffee. Enjoy the stunning views of the South Fork Shenandoah River as you relax in this serene setting.

The river itself is typically about 2–4 feet deep depending on recent rainfall and has a rocky bottom. While it is not ideal for swimming, it is generally suitable for wading and enjoying the water. Many guests enjoy exploring the river, fishing, and paddling during their stay.

The entire home is accessible to guests, with the exception of one locked hospitality room next to the bathroom, which contains our cleaning and restocking supplies. Please note that any evidence of tampering with locks may result in a fee.

RURAL AREA NOTICE: It is of significance to acknowledge that your current location is situated within a mountainous and/or rural environment. Consequently, it is anticipated that the prevalence of insects/wildlife will surpass what you may typically encounter. Please be cautious and alert to your surroundings- we are not liable for injury due to surrounding wildlife encounters.
We are not pet friendly. Unauthorized pets on the property will result in a $100 fee. Thank you in advance for both your compliance and understanding of our no-pet policy.

No smoking indoors. A $250 fee will be charged to guests after departure if evidence of smoking cigarettes or marijuana indoors is detected.

Any and all acts by guest(s) and/or its invitees, that result in damages to the property or its contents, whether such act was intentional or the result of negligence will allow the host and or owner to deduct from the security deposit any and all cost incurred or to be incurred in returning the property or its contents to its original state and/or replace the item(s) as needed.
