The villa is just 5 km from Manciano, a charming Etruscan village perched on a hill from where you can admire one of the most evocative views in the region, stretching as far as the Argentario sea. From here you can admire breathtaking sunsets and be enchanted by the colours and shades of the surrounding countryside.
The villa is an excellent base from which to explore the fascinating nearby towns of Orbetello, Montemerano, Sovana, Sorano and Pitigliano, each with its own unique charm and historical traditions. Not far away are also the archaeological remains of Vulci and the beautiful cities of Grosseto and Orvieto, famous for their artistic and cultural heritage.
The Tyrrhenian coastline of the Argentario, one of the most fascinating pearls of Tuscany, can be reached in about 45 minutes by car. With its crystal-clear waters and enchanting beaches, the Argentario offers unparalleled opportunities for beach lovers, making every stay an unforgettable experience, with seaside resorts such as Porto Ercole and Porto Santo Stefano renowned for their beautiful beaches. Situated in the picturesque Tuscan countryside, Villa Federica is immersed in a 7-hectare estate consisting of a large 2-hectare garden with lawns, flower beds and a variety of majestic trees, including maritime pines, cypresses, oaks and an olive grove.
This green oasis, with its wide open spaces, is perfect for spending pleasant days outdoors, enjoying the peace and beauty of the surrounding countryside.
The magnificent rectangular infinity edge pool is equipped with sun loungers, two Roman steps and a chlorine-salt
purification system. Framed by an elegant porous travertine solarium, it is the ideal place to relax and enjoy the sun.
Next to the pool there is a large gazebo with a bricked outdoor kitchen with sofas and a dining table, creating the perfect area for outdoor dining with friends.
In the main house, a pergola furnished with sofas provides additional space for relaxation, while a pergola with direct access to the kitchen is furnished with sofas and a dining table, perfect for comfortable outdoor dining.
The outbuilding also features a veranda with sofas and a dining table.
For those who enjoy outdoor cooking, there are three charcoal barbecues, perfect for barbecues with friends and family.
For a touch of fun and entertainment, the villa is equipped with a table tennis table and a synthetic tennis court. Ideal for families and sports lovers who want to combine relaxation and fun in a green setting.

The owner lives with his dog in the third house located within the property, and takes care of the management of the property, providing support and assistance to guests, always ensuring maximum privacy during your stay.
Villa Federica is an elegant property that can accommodate up to 17 people.
This property welcomes guests in a refined and cosy atmosphere where the beauty of Tuscan tradition meets modern design to create a unique and refined setting. The interiors masterfully combine rustic elements such as beamed ceilings, terracotta floors and wooden furniture with contemporary furnishings, offering maximum comfort without sacrificing the authentic charm of the Tuscan countryside. The pastel colours of the walls and finishes, inspired by the Provençal style, give the rooms a welcoming and relaxing atmosphere. The attention to detail and furnishings make each room comfortable and refined, ideal for those seeking an exclusive holiday experience.
The property consists of a main house and an outbuilding.
The main house is on one level and consists of:
- a living room with sofas, TV with satellite and Sky decoder, dining table and access to the pergola furnished with sofas;
- a fully equipped kitchen with hob, oven, fridge-freezer, dishwasher, microwave, coffee maker, toaster and kettle, with direct access to the pergola furnished with dining table for outdoor dining
- an half bathroom;
- three double bedrooms with en-suite bathroom with shower, walk-in wardrobe and direct access to the garden;
- a single bedroom with en-suite bathroom with shower, walk-in wardrobe and direct access to the garden;
- one double bedroom with entrance from the outside, with en-suite bathroom with shower and walk-in wardrobe;
- a unit with independent access from the outside, consisting of a living area with sofa, dining table and kitchenette equipped with hob, oven and fridge-freezer, and two double bedrooms with en-suite bathroom with shower.
There is also a laundry area, accessible from the outside, with 2 washing machines and a freezer.
The bedrooms and the main living room are equipped with air conditioning.
The outbuilding, which is located about 20 metres from the main house, has two floors connected by an internal staircase. The ground floor consists of:
- a living room with sofas, TV with satellite and Sky decoder, dining table and kitchen equipped with hob and fridge-freezer, with access to the pergola equipped with sofas and dining table;
- a double bedroom with en-suite bathroom with shower.
On the first floor there is a double bedroom with terrace and an en-suite bathroom with shower.
The bedrooms are equipped with air conditioning.
Please note that all fireplaces are ornamental.

The rental price includes:
fully cleaned property equipped with linen and towels; weekly linen change; pool towels; weekly and final cleaning; utilities (electricity - water - gas for kitchen use); air conditioning; Wi-Fi; pool and garden maintenance; policy "Easy Rent" (additional insurance coverage for accidental damage to the property, up to a maximum coverage of € 3.000,00 and subject to limitations).

The rental price does not include (to be paid upon arrival):
