Our place is a 25.5 sqm unit located on the 3rd floor Tower D of Shell Residences, a condo-resort complex a few steps from SM Mall of Asia. A convenience store, restaurants, coffee shop, a massage place, and bank ATMs are all conveniently located on the ground floor. Walking distance to SM Amusement Park, Ikea, SMX & Arena (for concert-goers). Close proximity to Okada, Blue Bay, Solaire (Casino), City of Dreams, Star City, World trade center, PICC; 10-15 mins from NAIA airport via Skyway.

Guest access
You will have access to the entire home.

Only registered guests can use the swimming pool for a fee. Outsiders are not allowed. Php 150 per person/day for regular days & Php 300 during holidays. Forms are available and must be submitted to the SMDC office located in the basement and corresponding fees paid.

Gym facilities is for the exclusive use of unit owners and tenants only. It is off limits to guests. There's a big Fitness First gym and Anytime Fitness (open 24 hours) in Mall of Asia & Gold's Gym in Blue Bay Walk. They're a short walk from my place.

No free parking slot is available for guests.
Parking Fee: Php 30 first 2 hours, succeeding is Php 20php/hr. Overnight parking: Php 300 from 1:30AM-6AM

Other things to note
As per condo policy, after a booking is made, I will ask for copies of your passport or IDs (scanned or cellphone pictures will do) via email. Thank you!

Building policies strictly implemented:
1. This is a NO SMOKING building. You may smoke outside the building premises.
2. No loud noises especially before 7 AM and after 10 PM. This is a residential condominium. Please be considerate.
3. Swimming pool and parking use come with a fee. Only registered guests are allowed to use the swimming pool.
4. DO NOT leave trash in the corridor. You can throw trash in the garbage bin room near the lifts.
5. No pets allowed.

Trust Standards: Theft, vandalism, or extortion. You should not take property that isn’t yours, use someone’s property without their permission, copy others’ keys or identity documents, damage others’ property, remain in listings after a stay is concluded, or threaten anyone with bad ratings or any other penalty or harm to obtain compensation or other benefits.
