Nestled among the trees steps away from Midtown's most happening area (Overton Square) awaits your charming Studio oasis. Take a seat and relax in your very own private courtyard or lay back and catch up on your latest Netlix series with the birds chirping outside. You are walking distance to some of Midtown's best options. We'll also send you a digital guidebook with our favorite recommendations :)
Walk out the front door and 100 yards down the street brings you to a bustling corner with several great restaurant and bar options. Keep walking a few more minutes and you will stumble upon "Overton square," one of Memphis' most happening areas with a host of other restaurants and bars and "Lafayette's" which has some of the best live music almost every night of the week!
Head downtown the other direction in a short uber ($9) and you'll find yourself engulfed in Memphis' blues scene on the famous Beale street.
In addition to the many great eateries (which you'll find in the guidebook I'll send you) there are several parks nearby and places to relax.
Uber or Lyft is readily available and by far the easiest option. Although you are so close to so many entertainment and restaurant options that the many bikes and scooters scattered around town for rent can be a great, fun option as well.

1. For reservations of 30 days or longer, a separate cancellation policy applies:
- Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
- A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
- No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival.
3. If you are a local resident, you must contact us before booking
4. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
5. No parties or events allowed
6. Guest must provide us with a valid ID that matches their credit card information
7. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
8. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
9. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
10. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
11. We will place a small deposit hold on your credit card the day before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled
12. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy
13. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
14. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
15. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
16. No pets allowed
17. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
18. For your security and protection the property is equipped with an exterior camera
19. Remember to take all your belongings when checking out. Left something? There's a $50 Mailing Fee (not including postage). We aim to return items within 7-10 business days, but please bear with us during busy times. Thanks for understanding!
20. For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.
21. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs
22. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
