S’more Lake Anna is a brand-new lakefront home on the private side of Lake Anna. This spacious retreat sleeps 16 and features a fully equipped kitchen, spacious great room, media room, and game room with ping-pong and arcade machine. Enjoy the 2-story dock, private boat slip, furnished deck, fire pit, and stunning sunset views. With high-speed Wi-Fi, kayaks, paddleboards, and a gas grill, everything is ready for your perfect getaway—just pack your clothes, swimsuits, and water shoes!



The Space:

This spacious home sleeps 16 with 4 bedroom suites and 4.5 bathrooms across two levels. Thoughtfully designed for families and groups, it features:

- Bright and inviting living space – Relax in the great room with expansive windows, a gas fireplace, and a 4K Smart TV.

- Spacious gourmet kitchen – Fully equipped with stainless steel appliances, ample counter space, and everything you need to cook for a crowd.

- Elegant dining area – Enjoy indoor and outdoor dining with beautiful lake views.

- Cozy media room – Unwind on a plush reclining sectional and enjoy movie nights on the 85-inch screen.

- Massive game room – Challenge your family to a game of ping-pong or arcade games, or just lounge and enjoy the spacious lower-level entertainment area.

- Bunk room fun – A welcoming space with custom-built bunk beds, perfect for kids and groups.

- Primary suite – A tranquil retreat with a king bed, spa-like en-suite, and private deck access.

- Two-story dock and boathouse – Lounge on the expansive sun deck with luxury teak seating, chaise loungers, and a large umbrella for shade.

- Private boat dock – Enjoy easy access to boating, kayaking, and paddleboarding. The slip accommodates most wakeboard boats.

The Neighborhood:

Elk Creek Landing is a new premier waterfront residential community located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing. The community area has a pavilion and many large blue roofed covered boat slips directly adjacent to the private boat ramp.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.



Getting Around:

Elk Creek Landing is the newest and most premier neighborhood at Lake Anna, while it's generally a quiet neighborhood, there is some ongoing new construction. We have ample free parking outside our home for large groups with many vehicles. No parking in locked garage.



Other Things to Note:

You have full access to our entire house, and our property.



Nestled in Elk Creek Landing, Lake Anna’s newest and most premier waterfront neighborhood, you’ll enjoy exclusive access to the private side of the lake with warm waters and fewer crowds.

**Additional Information:**

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet Hours are from 10 PM to 8 AM.

- 8 Adults Maximum

- Free Parking outside for up to 6 Vehicles (No parking in locked garage). (No Parking or Driving on Grass)

- No Events Allowed without specific prior approval.

- No Pets Allowed without specific prior approval.

- No Smoking.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $25 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.



Interaction with Guests:

We use keyless entry smart door locks and give you space but are available if you have any questions or need anything.

Best 40th Birthday!

My 13 friends and I stayed at this house to celebrate my 40th birthday. The shared house was spotless and well-furnished, with everything you could need, including two fridges, a washer and dryer, a coffee machine, a Keurig maker, and more. The rooms were spacious and the beds were very comfortable. We would 100% stay again.
