The villa has been recently renovated and furnished in a modern, functional style designed for relaxed, uncomplicated living. The open-plan living area is air-conditioned and combines seating, dining and kitchen space, creating a comfortable and practical environment throughout the day.

There are two bedrooms and one bathroom with a fast-draining hot-water shower. Integrated mosquito screens, soft linens and quality towels ensure comfort without excess.

Outside, the veranda and surrounding natural garden offer space to relax, dine and enjoy the landscape, with private parking directly on the property.


The space, outdoor living:

A covered veranda runs along the villa, creating a shaded and protected outdoor living area that can be enjoyed throughout the day. It is the ideal place to relax out of the sun, dine outdoors, or simply sit and take in the surrounding landscape. Even on warmer days or during occasional rain, the veranda allows you to stay comfortably outside while enjoying the view.

The outdoor area offers generous space for shared meals at the table, as well as sun loungers positioned for moments of quiet relaxation. Surrounded by open land and Mediterranean vegetation, the setting invites slow mornings, long lunches and peaceful evenings, with nothing to interrupt the sense of space and calm.


Sustainability & Utilities:

The villa follows a low-impact, solar-powered system with a 4 kW electrical limit. Water is supplied from a deep well, filtered and stored on site.

To keep everything running smoothly, we ask guests to be mindful of energy and water use, especially in the evening. Clear instructions are provided in the house guide, and our team is always available for support if needed.

Internet & connectivity:

Please note that the villa is located in a remote countryside area. Internet connectivity is available but may be slow and unstable, and is best suited for basic use such as messaging or light browsing. Signal strength can vary depending on weather conditions and wind direction, as reception relies on local antennas.

This property is not suitable for guests who require fast or reliable internet for work or streaming, and is best enjoyed as a place to disconnect and slow down.

Dog-friendly note:

Dogs of all sizes are welcome.
The property is fenced, with a fence height of approximately 120 cm, and includes around 5,000 sqm of private outdoor space.

Please note that the villa is located in open countryside. While fenced, small gaps or natural openings typical of rural areas may be present, and wildlife or shepherd dogs may occasionally be nearby. For this reason, pets should be supervised when outdoors and kept indoors when guests are away from the property.
Access to the villa is via a one-kilometer dirt road. The track is suitable for standard vehicles, but very low or sports cars are not recommended. After rainfall, the surface may become more uneven, so moderate ground clearance is preferable.

Guests have exclusive use of the entire house, the surrounding natural land and private on-site parking, ensuring full privacy throughout the stay.

The property is fenced, but it’s important to note that wildlife may occasionally enter the property and create small holes in the fence. For this reason, we recommend keeping your pets close to you or indoors if you go out. Given the large size of the property, we want to ensure your furry friends are always safe.

Guest registration (mandatory)

Italian law requires all vacation rentals to register guest details with the local authorities.
On the day of arrival, please send the following information for each guest:

- First and last name
- Date and place of birth
- Nationality
- Passport or ID number

You may send clear photos of passports or ID documents if you prefer.
Registration is mandatory and required to complete the check-in.

Tourist tax

The Municipality of Orosei requires a tourist tax from 1 April to 31 October.

€1 per person, per night
Children under 12 are exempt
The tax is collected by the host.
