Guest Verification

A government-issued photo ID for the lead guest.

Proof of payment that matches the ID on file.

🆔 A copy of the lead guest’s ID (front and back) – separate from Airbnb’s verification.

✍️ A rental agreement must be signed before check-in.

🕐 While we no longer charge a fee for early check-in or late check-out requests, we kindly note that these options are subject to availability and cannot be guaranteed. To ensure early access to the property, we recommend booking the night prior. This provides peace of mind and allows for a smooth and stress-free arrival. Alternatively you can contact us the morning of the arrival and we can confirm if this option is available for you.

House Rules & Community Guidelines

Groups must be pre-approved before booking.

Families preferred – we’re in a friendly, respectful neighborhood.

🚫 No parties or events. Quiet hours are 10 PM – 7 AM.

Last-minute bookings (within 3 days) require a selfie holding your credit card for security.

Public Holiday Surcharge: A 50% cleaning fee surcharge applies for check-outs on public holidays.

🛏 Use only the bedding set for your booked guests. Extra bedding without prior approval will incur a $65 per night per item charge.

Maintenance & Repairs

🔧 We keep things running smoothly! However, if an issue arises:

Please allow service personnel access for necessary repairs.

We cannot provide refunds or discounts for maintenance issues.

Repairs may take longer on public holidays or after hours.

Occupancy & Safety
