The Space:
A sleek, modern apartment on the serene side of Playa del Carmen is the perfect spot to relax and just a 15-minute drive to the heart of town and the beach. Located inside the Selvanova residential area, with a community pool, fitness room, BBQ grills, shaded dining tables, and a fun playground for kids. Plus, Plaza las Americas Mall is just a hop, skip, and jump away. It's got everything from shops to restaurants and a grocery store to a movie theater and even a large arcade!

The condo has a spacious and luminous open floor plan that encompasses the living room. It is complete with cozy seating and a Smart TV for relaxing downtime moments. Just through the sliding glass doors, you'll find a private balcony with seating where you can relax in the fresh air.

There's a full kitchen with all you need to prepare meals at home. Need a morning pick-me-up? We've got a coffee maker waiting for you. Feeling fancy? The second bedroom has a queen bed, and the third has 2 single beds that share a bathroom. All bedrooms feature air conditioning, ceiling fans, quality linens, plush pillows, and room-darkening curtains.

The Neighborhood:
The apartment is located in the Selvanova gated residential community, which offers on-site amenities like a pool, gym, BBQ grills, a playground for kids, and outdoor areas. You’ll be set away, about a 15-minute drive, from all the hustle and bustle of downtown yet minutes from the Plaza Las Americas shopping center, which has a Chedraui grocery store, movie theater, retail shops, restaurants, and a fun center with lots of games. When you’re ready to hit the town or go to the beach, the famous 5th Ave and Playa’s beaches are only a 15-minute drive away.

Getting Around:
The apartment is about 58 km | 36 miles from the Cancun International Airport (CUN). There is an assigned parking spot if you arrive by car.

- Travelers must be at least 21 years of age or older to book.
- Guests will be requested to sign a Rental Agreement upon booking confirmation.
- Please note that there is a mandatory cleaning service every from 21 nights on & every 21 days, at a charge of $50 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $50; for stays between 42 and 63 nights, two cleaning fees ($100 total) will apply, and for every additional 21 nights thereafter, $50 will be charged.
- Electricity is expensive here, so please help save energy by using the AC only when needed, closing all windows and doors when it's on, and shutting it off every time you leave. We include 50 kW/day for short-term stays under 28 nights. Additional consumption will be charged at 3.50 MXN/kW. Consumption is based on a meter reading upon arrival and departure. You will be billed after check-out for any additional consumption. Electricity is not included for long-term stays of 28 days or more.
- No smoking of any kind inside the home! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 fine.
- No parties, events, or excessive noise after 10 pm. Please respect the neighbors.
- No more guests than those listed in your reservation are allowed. There’s an extra charge for additional guests and visitors over the property's capacity.
- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.
- There are outdoor security cameras for safety and security.
- Depending on the booking site to make the reservation, a security deposit might be required that is refunded after check-out, provided all terms are met.
- Guests might be required to present an official ID at check-in or during the stay.
- Pets are not allowed.
- Pool and common area rules and hours must be respected.

Interaction with Guests:
The apartment is self-check-in using the key in the lockbox to enter. All the information you’ll need, like the codes, entrance through the guarded gates, and check-in instructions, will all be provided to you before arrival.
