The condo has a spacious and luminous open floor plan that encompasses the living room. It is complete with cozy seating and a Smart TV for relaxing downtime moments. Just through the sliding glass doors, you'll find a private balcony with seating where you can relax in the fresh air.

The Neighborhood:

The apartment is located in the Selvanova gated residential community, which offers on-site amenities like a pool, gym, BBQ grills, a playground for kids, and outdoor areas. You’ll be set away, about a 15-minute drive, from all the hustle and bustle of downtown yet minutes from the Plaza Las Americas shopping center, which has a Chedraui grocery store, movie theater, retail shops, restaurants, and a fun center with lots of games. When you’re ready to hit the town or go to the beach, the famous 5th Ave and Playa’s beaches are only a 15-minute drive away.



Getting Around:

The apartment is about 58 km | 36 miles from the Cancun International Airport (CUN). There is an assigned parking spot if you arrive by car.



Other Things to Note:

- Travelers must be at least 21 years of age or older to book.

- Guests will be requested to sign a Rental Agreement upon booking confirmation.

- Please note that there is a mandatory cleaning service every 21 nights on & every 21 days, at a charge of $50 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $50; for stays between 42 and 63 nights, two cleaning fees ($100 total) will apply, and for every additional 21 nights thereafter, $50 will be charged.

- A daily allowance of 40Kw/Day of electricity is included for short-term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 7 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property, and close all windows and doors when you use it.

- No smoking of any kind inside the home! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 USD fine.

- No parties, events, or excessive noise after 10 pm. Please respect the neighbors.

- No more guests than those listed in your reservation are allowed. There’s an extra charge for additional guests and visitors over the property's capacity.

- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.

- There are outdoor security cameras for safety and security.

- Depending on the booking site to make the reservation, a security deposit might be required that is refunded after check-out, provided all terms are met.

- Guests might be required to present an official ID at check-in or during the stay.

- Pets are not allowed.

- Pool and common area rules and hours must be respected.



Services such as electricity, water, and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.



Interaction with Guests:

The apartment is self-check-in using the key in the lockbox to enter. All the information you’ll need, like the codes, entrance through the guarded gates, and check-in instructions, will all be provided to you before arrival.
