The apartment is located on the second floor of a building on Lungomare Alcide De Gasperi 14, directly above the small beach of Porto Azzurro (about 30-40 stairs, no elevator). The apartment's name comes from its incredible location, just steps from Pianotta beach and the Porto Azzurro seafront, ideal for enjoying the sea and the town on foot.

Access to the accommodation is via a staircase that leads directly onto the terrace. Our apartment is located on the left-hand side, while another apartment is situated on the right-hand side. The terrace is very spacious and is divided by planters, approximately waist-high, which separate the areas assigned exclusively to each apartment for private use.

This two-room seafront apartment for two people features a double bedroom with a wardrobe, ceiling fan, and a large window with direct access to the large sea-view terrace. The spacious bathroom has a walk-in shower and ventilation system. A hallway lit by LED lights leads to the spacious open-plan living room with a newly renovated kitchen, a double sofa bed, and large French windows leading to the panoramic terrace overlooking the sea, the beach, and the Gulfs of Mola and Naregno.

The kitchenette is equipped with a gas stove, dishwasher, and freezer. The apartment also features Wi-Fi, a Smart TV, ceiling fans in the bedroom and living room, and mosquito nets in the master bedroom.

Important Notes:
- Couples of children under 25 are not permitted.
- Check-in is from 4:00 PM to 7:30 PM and check-out is by 9:00 AM. A €50.00 surcharge applies for check-in after 8:00 PM.
- Small/medium-sized pets are allowed with a €30 cleaning fee.
- Mandatory security deposit: €200.00; refundable at the end of your stay after an inspection of the property (if paid in cash, it will not be refunded before 3:00 PM).
- Bed linen and towels: €40 for a double set, including single use - cannot be booked on-site.

Key collection information:
Check-in information will be sent to guests 48 hours before arrival. Please contact our customer service for any questions. For selected properties, key collection usually takes place at our offices in Portoferraio or Mola.
