A stunning villa of approximately 250 square meters with a private garden and pool, ideal for accommodating up to 10 people. Located in the peaceful countryside of Quartu Sant'Elena, it offers a strategic location for exploring the beautiful beaches of Sardinia’s southeastern coast.

The villa features four bedrooms, three bathrooms, a living room with an open kitchen, a garden, a swimming pool, and private parking spaces: the perfect place for a relaxing and comfortable vacation.



The villa is spread over two levels, connected by an internal spiral staircase.



IMPORTANT: Please exercise extreme caution on the internal staircase, as it is not suitable for children under 6 years of age.



LOWER LEVEL

- LIVING ROOM with a sofa bed, dining table, TV, split A/C, and direct access to the veranda.

- FULLY EQUIPPED KITCHEN with gas stove, refrigerator, freezer, oven, microwave, coffee maker, toaster, dishwasher, cooking utensils, wine glasses, and direct access to the veranda.

- BEDROOM I with a double bed, closet, split A/C, and private bathroom.

- BATHROOM I (private) with sink, bidet, toilet, shower stall, and whirlpool tub.

- BEDROOM II with a double bed, bunk bed, TV, closet, and split A/C;

- BEDROOM III with a single bed and a pull-out bed (which can be converted into a double bed), TV, closet, and split A/C.

- BATHROOM II (next to the kitchen) with sink, bidet, toilet, shower stall, and washing machine.

- BATHROOM III with sink, bidet, toilet, and shower stall.

- VERANDA (accessible from the living room and kitchen) furnished with a dining table, coffee table, and armchairs.



UPPER LEVEL

- BEDROOM IV (attic-style) with two single beds, a closet, a TV, and two fans. This room is suitable only for children over 6 years of age due to the danger posed by the staircase.



OUTDOOR AREAS

- Swimming pool equipped with lounge chairs.

- Gazebo with table and chairs.

- Two outdoor showers.

- Barbecue.

- Garden.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: Unlimited Wi-Fi, split-system heating and air conditioning, two fans, a clothesline, a hair dryer, an iron, and an ironing board.

Cribs and baby beds are available upon request for a fee.



PLEASE NOTE:

- The fireplace in the living room is purely decorative and cannot be used.

- Please note there is a step leading to the veranda.

- The pool and garden maintenance person may also stop by daily, usually before lunchtime.

- The water is NOT potable for cooking or drinking. You must purchase drinking water.

- Please note that there are security cameras in the garden facing the pool and the villa’s entrance.



POOL RULES: The pool does not have a whirlpool and is not suitable for diving. Consuming food or beverages in the water is prohibited. Guests are fully responsible for the safety of adults and children. PLEASE NOTE: The pool is open from May 1 through September 30.



BARBECUE AREA: You’ll find a large barbecue at the back of the house. To prevent fires, only charcoal may be used (no wood). Make sure the fire is completely extinguished before leaving.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The heating season and the daily operating time depend on the climate zone defined by the regulations.

Cagliari Climate Zone C: 9 hours per day from November 22 to March 23.



Check-in can be done in person from 4:00 PM until 8:00 PM.

For check-ins after 8:00 PM, the following rates apply:

- From 20:00 - 22:00 - 50.00 euros

- From 10:00 PM upon request and subject to availability.

The town of Quartu Sant’Elena is located in the southern part of the Campidano plain. It is the third-largest municipality in the region by population, after Cagliari and Sassari. To best explore Quartu and its surroundings, we recommend traveling by car. The main beach is undoubtedly Poetto, which is both the city’s largest and most popular beach and is easily accessible by public transportation. Other noteworthy beaches include Sant’Andrea, Flumini, Capitana, Is Mortorius, Terra Mala, Cala Regina, Murtaucci (or Is Canaleddus), Mari Pintau (or Portu sa Traia), Kal’e Moru, and Geremeas. The beaches of Murtaucci and Poetto have also been awarded the Blue Flag. Some of these beaches feature very fine white sand, while others—such as Mari Pintau—are characterized by pebbles and rocks.

Among the churches, the Basilica of Saint Helena the Empress stands out; it houses beautiful frescoes and a statue of the saint, which is carried in procession during the patron saint’s feast day (mid-September).

In addition, the accommodations are located just a short walk from the Quartu Hospital and the main clinics.

- Basilica of Saint Helena the Empress: 16 minutes by car.

- From Cagliari Elmas Mario Mameli Airport: you can reach the villa by taking the regional train from the Elmas Airport terminal to the Cagliari stop, then taking the PQMatteotti bus to the Pitz’e Serra stop (corner of Irlanda). From there, walk to the Pitz’e Serra stop (at the corner of Danimarca) and take the Tritone 1Q bus to the S’Ecca S’Arrideli stop (at the corner of Van Dick), which is an 11-minute walk from the villa.

Alternatively, you can take a taxi (travel time approximately 34 minutes).



-From the Cagliari Centrale station, take the PQMatteotti bus to the Pitz'e Serra stop (at the corner of Irlanda). From there, walk to the Pitz’e Serra stop (at the corner of Danimarca) and take the Tritone 1Q bus to the S’Ecca S’Arrideli stop (at the corner of Van Dick), which is an 11-minute walk from the villa.

Alternatively, we recommend renting a car to explore the wonderful town of Quartu Sant’Elena and its surroundings.



-For those traveling by car: the villa has three covered parking spaces, which are also suitable for SUVs. PLEASE NOTE: You enter through an electronic gate by crossing a small bridge over a ditch. Please be careful when maneuvering. When leaving, wait for the gate to close before driving away.



PLEASE NOTE: Parking on the lawn or by the pool is strictly prohibited. Please use the designated covered area or the area near the entrance gate.
