VILLA NICOLETTA - SAN CASCIANO DEI BAGNI

A former hunting lodge, built in the 18th century, Villa Nicoletta has been restored as a private villa with swimming pool, boasting beautiful countryside views, large garden and park with oaks and cypress trees. Within 5km you can reach Radicofani where you can find some restaurants and shops, while the larger town of San Casciano dei Bagni is just 20 minutes drive away. To get the most out of the area and villa, a care is necessary.

The large house develops over three levels.

On the ground floor, we find three large living rooms with fireplace and access to the outside terrace as well as a billiard table; two guest bathrooms with toilet and sink; two double bedrooms with en-suite bathroom with shower; a reception area with bar and large kitchen (divided into a cooking area and a washing area); another smaller living room and bathroom with shower.

On the first floor, we find three twin bedrooms and five double ones. Each bedroom has its own en-suite bathroom with shower.

On the lower level of the villa, we find a large lounge area with TV and access to the pool area, two double bedrooms, one bathroom with bath tub and one guest bathroom with toilet and sink. There is also a third double bedroom available. On this floor, we also have a Gym with some tools for training and a table tennis . The villa also offers a laundry room.

[CLOSED OFF] There is a small annex, composed of two double bedrooms, each with en-suite bathrooms with shower, a small kitchenette and access to the garden. This annex is closed off when the villa is booked with the lower occupancy price.

Outside, aside from the expansive park and garden, we find a terrace with table and chairs, a large private swimming pool (12x6m) with sun lounges, barbecue and parking. From 2023, the villa also offers a Jacuzzi hot tub by the pool area, suitable for 4 guests.
