Podere Montioni is a restored stone farmhouse located in the countryside near Rapolano Terme, between the Crete Senesi and Val di Chiana. The villa preserves the traditional Tuscan architecture, with exposed stone walls and wooden beamed ceilings, combined with modern comforts such as air-conditioned bedrooms and large indoor and outdoor living areas. Furnished in classic country style, the villa is spread over two floors and has three double bedrooms, as well as an additional sleeping area with two beds on a mezzanine. Designed for outdoor living, the property has a fenced garden with a gazebo for outdoor dining, a large outdoor kitchen with barbecue and several relaxation areas. The outdoor area is completed by a private pool, sun loungers, umbrellas and a large lawn. The villa is in a strategic position for visiting Siena, Montepulciano, Pienza, Cortona and the thermal centers of the area.

Interiors:
The villa is spread over two floors connected by an internal staircase. GROUND FLOOR — Entry through three travertine steps into the living room with fireplace and pool table; dining area and open space kitchen with access to the outside; courtesy bathroom with laundry area. FIRST FLOOR — Master bedroom with mezzanine with two joinable single beds, en-suite bathroom with hydromassage shower and jacuzzi; double bedroom with en-suite bathroom with shower; double bedroom with en-suite bathroom with bathtub. The first floor is also accessible through a separate external entrance. Air conditioning in the rooms.
Park:
The fenced garden covers about 5,000 square meters and includes stone paths, lawn, cypress trees, olive trees, rosemary bushes and flowering shrubs. Several shaded areas with tables and seating are arranged around the property. A dining area on terracotta flooring is shaded by a gazebo, with four steps leading to the barbecue area, built of stone and tiles. The garden is completely fenced with a two-meter high net. A separate garage offers a carport; up to three cars can park on the property. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located about 20 meters from the house, beyond the lawn; rectangular in shape with a semicircular entrance in Roman style steps on one side, measuring 10 x 5 meters with a depth varying from 1.15 to 1.80 meters; covered in PVC; chlorine purification; internal lighting; automatic cover system. The paved solarium area is equipped with sun loungers and umbrellas; outdoor shower with cold water. The pool is open from the last Saturday in April to the first Saturday in October.
