• Bedrooms: six bedrooms arranged to sleep up to 15 guests across 9 beds (several bedrooms are shown with a double bed, and some include an additional single bed).

Public transport is also convenient, with train, tram and bus links in and around Rochdale. Rochdale Station connects into Manchester (Victoria and Piccadilly routes available), and Metrolink serves Rochdale Town Centre, linking through to Manchester city centre and beyond. Manchester Airport is reachable by train (typically around 1 hour on average with changes) or by car/taxi.

• Smoking and e-cigarettes permitted outside only
• No pets
• Only registered guests are allowed on the property (no unregistered visitors)
• Maximum occupancy: 15 guests
• Check-in: latest check-in is 11:30pm
• Check-out: 11:00am
• Rental agreement and security deposit required before check-in
• Please report any damage or issues as soon as you notice them
• Please bag all rubbish for the cleaners before departure
• Hot tub: replace the cover after use and top up water if needed (a hose is located in the store room if required)
• External CCTV is in place at the front entrance and garden area

Extra Charges
• Late check-out without prior agreement may incur a £100 fee.

Booking Policy
Full payment is due 30 days before arrival and will be automatically charged to the card on file.
If payment fails, it must be completed within 24 hours or the booking will be cancelled.
Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.
£500 security deposit will be taken

Cancellation Policy
Full refund if cancelled 30 or more days before arrival.
Fifty percent refund if cancelled fourteen to thirty days before arrival.
No refund if cancelled within fourteen days of arrival.
