The Space:
This substantial four-bedroom home sits right on the edge of Okawa Bay, with sweeping lawns running down to a private jetty on Lake Rotoiti. The home is set up for relaxed group stays - generous living spaces, plenty of beds, and direct water access at the bottom of the section.
The open-plan kitchen has a stone benchtop with a four-seater breakfast bar, wall oven, and gas hob, and connects through to a casual lounge with a wood-burner and TV. A separate formal dining room seats eight at a long table with lake views, set up for evening meals together. Downstairs you'll find a dedicated games room with a full-size pool table and bar seating.
Four bedrooms sleep up to twelve. The master and second bedroom each have a king bed; the third and fourth bedrooms have queens. Two sofa beds in the lounge spaces handle any extras.
Two full bathrooms serve the home - one with a tiled shower and vanity, the second with its own vanity. Outside, the property opens onto wide lawns, a covered alfresco area with table seating, multiple deck zones, an ornamental pond, and direct lake access via the jetty. Off-street parking on-site for several vehicles.
Guest Access:
Guests have exclusive use of the entire home - all bedrooms and bathrooms, the kitchen, dining and lounge spaces, the downstairs games room, decks and outdoor entertaining areas, the lawns, and the private jetty. Off-street parking is available on-site for multiple vehicles. The jetty is yours to use - swim, fish, or tie up a boat if you bring one (no boat or watercraft supplied with the home).
The Neighborhood:
Okawa Bay is one of the most sheltered and family-friendly bays on Lake Rotoiti. The water here is calm enough for safe swimming, kayaking, and dropping a line in for trout. Surrounded by native bush, it feels far quieter and more natural than the city lakefront, but you're still close to everything. Hells Gate geothermal park is just up the road, the Okawa Bay Resort cafe and boat ramp are a short drive away, and the Manupirua hot pools on the far side of the lake are accessible by boat.
Getting Around:
A car is essential for getting here and exploring. The property is around 20 minutes' drive from central Rotorua, 4 minutes to Hells Gate, and roughly 25 minutes from Rotorua Airport. Off-street parking on-site means no shuffling vehicles during your stay.
