VILLA GIUSTINA (20 GUESTS) - SIENA AREA

Located in the heart of the Tuscan countryside south of Siena, Villa Giustina is a luxury 18th century farmhouse with a private swimming pool. Ideal for large families or groups of friends, this stunning villa is close to the charming town of Sarteano, with a labyrinth of streets and alleyways, plenty of bars and restaurants and a medieval castle (open to visitors from May – Dec). The villa is also a great starting point for exploring other places of timeless charm in Tuscany such as Montepulciano, Chiusi, Pienza, Montalcino, Chianciano Terme and San Casciano dei Bagni.

The villa is composed of a 533 square metre main house which develops over 3 levels (connected by a staircase), two independent 100 square metre cottages, an annex and a fourth building called the Limonaia.

MAIN HOUSE
On the ground floor, you will find a large living space with a sitting and dining area (with sofas, chairs and large dining table seating 16-20 people), a reading room (with garden view), a large well-equipped professional kitchen (with direct access to the courtyard) and two guest bathrooms (with toilets).

On the first floor, you will find two suites. The West Suite features a sitting room (with comfortable seating and a fireplace) and two double bedrooms (with double beds) with en-suite bathrooms (with showers). In the East Suite you will find a sitting room (with comfortable seating and study area), one double bedroom (with double bed), one twin bedroom (with two single beds) and a communicating bathroom (with shower).

On the second floor, you will find four junior suites (with double beds) with en-suite bathrooms (with showers) and sitting/TV areas.

COTTAGE ONE (WHEELCHAIR ACCESSIBLE)
The cottage consists of two buildings. In one building, you will find a living room and in the second building, a double bedroom (with double bed) and a bathroom (with shower).

ANNEX
In the annex you will find a laundry (for staff use only, the laundry area for guests is located in the East suite), external gym area (with a variety of fitness machines and multi-function bench) and a wellness room (with sauna, Turkish bath, relaxation area with beds and a massage area).

THE LIMONAIA
The Limonaia is situated between the main building and the cottages. Here you will find a breakfast/dining room (with tables and chairs).

Outside, 25 acres of land (with olive trees, vines and cypresses) surround a large garden with a private swimming pool (17 m x 4.5 m; depth 1 m - 1.4 m; open from 1/5 - 15/10; the pool is closed every evening from 7:30 p.m. to 8:30 p.m. and on Tuesday and Friday evenings for cleaning and maintenance), sun terrace (with sun loungers, tables, a hammock and umbrellas), tennis court and bowling green. You will also find a covered outside dining area (with large table, chairs and barbecue), a relaxation area (with comfortable outdoor seating) and two shaded parking areas (one in front of the house, the other about 100 m from the house).

To be noted:
1. Buffet breakfast from 8:30 am to 10:30 am every weekday and on Sundays. It is a basic breakfast, including some cooked food; the cook is available until 10:30. After that hour buffet is still open until 11:00. Extra requests, such as international food- salmon, i.e. - or packaged gluten free food are not included.
2. The general cleaning of interiors and bedrooms is carried out 7 days per week from 9:30 am to 12:30 pm or for 3 hours in different time frame. In case you prefer not to be disturbed or have specific requirements, please let the cleaners know.
3. Linen change once a week. Towel change, including pool towels, every morning. Please help us to save water and electricity for the benefit of the environment by leaving the dirty linen and towel on the floor if you want them to be changed.
7. Every room is supplied with an I-Pad which controls lights and TV. You can access the control panel via an application called Symphony, following the instruction card provided.
8. In every room there is a speaker which can be connected through Bluetooth to your smart phone to play your own music. There is also 1 external speaker to be used in the pool and gym areas.
9. During your stay the pool is closed every evening from 7:30 p.m. to 8:30 p.m. and on Tuesday and Friday evenings for cleaning and maintenance.
10. The multi-functional room, in front of the farmhouse, is open only for breakfast in the morning or on request for special occasions.
11. Dogs are welcome on condition they are not taken in the swimming pool. An extra charge of 50 euro a week will be asked for each of your pets. The green areas around the house should be kept clean.
12. A damage deposit will be blocked by the agency. Within four days from the departure day, the damage deposit will be refunded entirely or reduced by the cost of any damage that might have been caused to the property and not immediately reported. Notified damage is to be paid at the end of the stay.
13. Any party or event must be allowed by the owners in writing and cannot involve more than 24 total guests. A party fee will be applied. The event must be preferably requested at the booking of the house or not later than 5 months prior to the stay. The payment of the party fee shall be made at least within 10 days from the date of the authorization. Please enquire.
