THE SKINNY: This sweet little single story cottage is situated in the conveniently located neighborhood just north of uptown St. Augustine, minutes to downtown and the St. Augustine airport but also very central to the fastest access to Jacksonville. From the homes covered patio, amazing shade is available in gobs throughout the day. The kitchen is stocked to allow you to entertain and prepare meals for your whole group, or easily re-heat food from any of our wonderful restaurants. Relax inside or outside - enjoy your coffee in the shade or a drink in the sun! The garage is included with the rental.



THE PROXIMITY: Driveable within 8 minutes to the best parts of prime historic downtown St. Augustine and a 10 minute drive to the closest beach, Vilano Beach! US1 is our main commercial corridor, equipped with shopping, groceries and restaurants of all kinds. To the south of St. Augustine is Marineland and Palm Coast, a great place to indulge in outdoor fun and another amazing area to explore! To the north of St. Augustine is Ponte Vedra with its legendary golf courses and high end spas and retail. This home is 12 minutes from Publix grocery store.



THE SPACE: The home sleeps 3 in 1 King bed and 1 Twin daybed. Flex ability to sleep one small child on the additional fold up cot. The kitchen is equipped to service your group for a great night in! The TV is Smart so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows.



THE LAYOUT- This home has a 1/1 layout:

1ST BEDROOM: 1 King bed.

COMMON AREA: 1 Twin daybed.

BATHROOM: Full bathroom with a shower/tub combo.



AMENITIES: Dedicated porch with lounge furniture! Laundry machines within the unit.



OPEN LIVING: The space is open so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, several trash bags and dishwasher pods for your first couple of days.



PARKING: Parking is off-street in our garage or driveway.



LAUNDRY: We offer laundry machines in the unit with starter laundry pods + dryer sheets, iron and ironing board and some basic cleaning supplies for your convenience.



HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 8 minute drive to historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. The beach is 10 minutes away at Vilano Beach! You can also drive to one of the public beach accesses at A Street in St. Augustine Beach or in Crescent Beach to park and walk on.



TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.



*SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $49. This fee acts as insurance for minor damages and covers you up to a max of $500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.



Guest Access:

Entire space is included in this rental, including the garage. Please, make yourself at home.

The Neighborhood:

This quiet, up and coming neighborhood is a stones throw from St. Augustine's local airport, flight school, county courthouse, and high school.



Getting Around:

WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests.

Guests must be 21 or older to book.



They may also have a dog or dogs. Please be mindful of this.



Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month.

-This fee is added on to your total after booking confirmation.

-The fee doesn't cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges.

-Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in.

-Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees!



**Airbnb Guests: Airbnb does not automatically include pet fees (due to an integration gap with our software we have to add pet fees to your confirmed reservation manually), please reach out if you

plan to bring your dog!**



LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.
