Since located in downtown Oakland it can get quite busy in surroundings, though 11th street is somewhat calm area. My room windows were on the street side and it was pretty noisy during nights. If you wear ear plugs it is no big deal. I stayed 10 nights and my room wasn't cleaned for once. Breakfast is okay. Nothing fancy but you get what you need to start your day.
