The villa, recently built and inserted in a centuries-old olive grove, welcomes guests with natural elegance. The interiors, warm and welcoming, open onto a large living area with living room and dining room overlooking a terrace overlooking the valley, perfect for enjoying the silences, light and views that are lost among olive trees, cultivated fields and woods. The rooms, with attention to detail, offer relaxing views of the valley. The olive grove, the manicured lawns and the pool area, also terraced, complete the typical wellness experience of the Tuscan countryside. A short distance from the region's main attractions and the Etruscan Coast, Villa Francesca offers hospitality where comfort, authenticity and landscape meet in perfect balance. It should be noted that the owners live in an adjoining villa, but the property reserved for guests is completely separate and designed to ensure maximum privacy.

Interiors:
The villa is spread over two levels connected by an internal staircase for a total area of about 200 square meters. GROUND FLOOR - Main entrance on open space on two levels consisting of dining room and living room with fireplace (ornamental), TV and access to the terrace through a French window; kitchen with access to the terrace; double bedroom; bathroom with shower; laundry. FIRST FLOOR - Four double bedrooms, two with a divisible bed, with an en suite bathroom with shower.
Park:
The property, immersed in an olive grove located on the side of the hill, covers about 2,000 square meters and offers large and well-organized outdoor spaces. The parking lot, with parking spaces for four vehicles, is outside, in front of the pedestrian gate, after which you take a short gravel driveway lined with cypress trees that leads to the villa. Around it there is an unfenced area that alternates lawn, gravel surfaces, olive trees and walkways that connect every area of the property. On the opposite side from the main entrance, there is a large panoramic wooden terrace, accessible from both the kitchen and the living room, furnished with a dining table, outdoor sitting area and barbecue. The property includes a swimming pool with its solarium area, located on a terrace that alternates lawn and wooden deck. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The infinity pool, overlooking a suggestive terrace with a hilly view close to the property, is surrounded by an olive grove and accessible from the terrace via a wooden staircase of six steps. Rectangular in shape, it measures 10 x 4 meters and has a chlorine purification system; on the short side there is a dedicated hydromassage area, designed to accommodate up to four people. Around the pool there is a solarium divided between a wooden deck area of about 20 square meters and a lawn area of about 100 square meters, equipped with sun loungers and umbrellas. Open from the last Saturday in April to the first Saturday in October.
