Suitable for a short stay Bolt hole tucked away
Great location just of Main Street close to quay and water front. The holiday let is an annex to owners main property and is tucked away down a narrow passageway. Feels very tucked in. Parking will be an issue in main season. Layout of property is unusual and has an ecelectic mix of furniture from different eras. I would say if you were eating in and enjoyed entertaining this isn’t the property for you. However we had no intentions of this but given we couldn’t book a table to eat one night a Chinese takeaway was our only option. ( excellent by the way). Suitable property for a short stay only. All equipment supplied but lay out , mix of furniture doesn’t reflect the affluence of this area

Sorry you didn't like the layout and furniture. I can't say that anyone has ever commented on the interior not reflecting the "affluence of the area". Wells is an old fishing town which I have never thought of as affluent having lived here for 70 years. If I were to furnish the cottage with affluence in mind the price would certainly not be what it is which is not what we are trying to achieve. We want the place to be clean, bright and user friendly which most people say that it is. Sorry it was not what you wanted. The pictures clearly show what is there.

Great location for a short break
The property was ideally situated close to the harbour and all amenities, and proved an excellent base for a 4 night stay. It was very clean and comfortable and our host, Pauline was next door if we needed anything (we didn’t). We used the Coasthopper bus to Brancaster Staithe and walked back (almost 12 miles) - have done the other direction to Blakeney and Cley before but weather was uncertain so took the car. Lots of great places to eat in Wells and the surrounding area - excellent meal at the Bowling Green and sublime fish meal at the Wells Crabhouse (service very good at both). There is no parking at the property though we managed to find spaces fairly close. Two minor inconveniences which other reviews have mentioned - no freezer compartment in fridge so no ice for drinks. Also the bedroom area is off the living room and so very light from skylight. Wouldn’t put us off returning.

Quiet & Cosy off Staithe Street
Location is perfect. Close to Staithe St and the harbour but not close enough to be kept awake by the noise. We were able to park in the lane by the flat (but it was Easter). Apartment is clean, as-new condition, well-equipped with good heating, wifi and TV. Pauline lives next door and is very helpful. The mattress is firm, which is preferred by most, I believe. Would be very happy to rent again.

Apart from finding the place a bit tricky we had a great stay in this well equipped home. Pauline was attentive. The house was very clean and had all we needed. A very short walk from sea front, fish and chips and could park outside. I think we would go back

Cosy clean and comfortable
Great location near harbour shops pubs and restaurants. Stayed for 4 nights perfect to visit sights in North Norfolk. Pauline was very help when we had trouble signing into Wifi. Kitchen very well equipped The only reason not for 5 stars was the lack of a ‘separate’ bed room which isn’t clear from the description.

Great little place, lovely host and central for exploring the North Norfolk coast. Clean and well equipped. Quiet location. All ammenities within easy walking distance ie pubs, supermarkets and bus access to the coast.

Great location slightly odd property
Superb location 100yds from the quay at WNS, parking fine in Sept once we sussed out access from road Pauline v pleaseant and everything v clean. Main room v large but a bit gloomy, with a skylight that meant light in bedroom in early morning, good bathroom and shower, kitchen fine but no icebox in fridge for G&Ts, tiny outside sun trap. Ideal location, odd property but suited us and reasonable cost.

Really enjoyed staying in the apartment. It has everything a couple needs with comfortable beds, well equipped kitchen, excellent wifi and a fantastic shower. The best part is the location being only a minutes walk to staithe street and the quay. Highly recommended as a base to enjoy Wells.

Perfect!
Lovely property, location and surroundings in Wells, and Norfolk coastline in general. If birds, nature and beautiful coastline are your thing then RSPB Titchwell Marsh is well worth a visit too.

Location outstanding
Would say we found it quite easily and location amazing. Two mins walk to sea and to shops. Bed was hard, really painful for my back and not comfortable. I’m not that fussy with mattresses generally so wasn’t that worried about other reviews saying it was hard, but in hindsight understood. Beds had to be stripped and put in washing machine and few other rules, which were under lined in bold on information. Host (who lives next door) did say that rules were covid cautionary as she’d had it three times so guess understandable. Very spacious and kitchen well equipped. We had a lovely time on the beach during our stay.

The property was spotless and had everything we needed (and many other things, too). It was very quiet - until the building work started on the house next door at 8am - this was annoying background noise rather than overbearing. Like another customer, we, too, found the bed to be too hard but the pillows were lovely. Overall a nice place in a lovely little seaside town. Despite following our SatNav we missed Shop Lane when we arrived as it had no sign and was a small road with a flat bed truck blocking access to the property.

Pauline went above and beyond during our stay.. offering us an additional night with no cost as we had major car trouble on arrival so spent most of our stay on the phone to either the mechanic, AA recovery or our insurance.. also some of the negative reviews are not justified as it the cottage was well stocked with all essentials you need .. great location too.. thank you again Pauline.. we will definitely be back to stay with you x

Great for a Relaxing Break
Barn Cottages was the perfect place for a quiet and relaxing break on the Norfolk Coast. The property was perfectly described and although compact had everything we needed. The cottage is perfect for pottering around Wells itself to explore the lovely shops. The bakery only 2 mins walk away was great for croissants for breakfast and the The Golden Fleece was a welcoming and friendly place with excellent local ales and selection of gins. French’s Fish and Chips also highly recommended! The walk to the beach is well worth it as was Holkham Beach and Mundesley. If you are a runner Holkham Parkrun is recommended. Parking at the property was possible and we found a parking space when we needed it. It was initially a little tricky to find however, this all added to the experience and started our break off with plenty of laughter as we had walked past several times. Pauline was a welcoming host and was on hand if needed. We would definitely like to return in the future!

The accommodation is really conveniently located in Wells. Everything was spotless and has all the things you need for a self-catering break. We found the bed quite hard, but this is a matter of personal preference. I would also have much preferred synthetic pillows rather than feather ones; they didn't offer much support and are not great if you have allergies.

NEW YEARS EVE!
We had a great experience staying in this property. Ideally located just off Staithe Street. Its all on one level. Really clean. TV with Netflix which was nice. Ideal for a break for 2 people. We had 2 adults and asked for a Z bed for our 6 year old and this was not a problem. Pauline was fantastic and came and knocked on the door on the day of departure to ensure we had a good stay and told us not to rush as she didn't have anyone checking in that day. I would stay here again.

We had a enjoyable stay at this property and it’s location is great, right in the middle of wells . The property was clean and tidy and was also very peaceful. The only downside to our stay is the parking situation in wells is not great , so parking can be difficult at times . Also the property could do with a bit of modernisation , as some of the furniture is a little bit old fashioned. Overall a great few days away .

A very cosy and comfortable small property suitable for two adults. The Host is most helpful and kind. There was some difficulty in finding it, partly as the road sign was completely obscured by vegetation.

Lovely cosy cottage stay
You will not be disappointed if you book this cottage. It is well equipped cosy and in an ideal location. No hassle with check in. If I have to have a little moan it's no parking, however the long stay car park is only £8 for 24 hrs and just a 5 min walk away. We shall be back. Thank you

The accommodation is ideally situated in Wells Next The Sea. We spent four nights there, using it as a base while walking the Norfolk Coast path from Hunstanton to Cromer. The property was clean and had everything we required.

We greatly enjoyed our stay. The property is small but perfectly suited our needs. It is in a good location and we found it easy to get free parking throughout out stay - although admittedly we weren’t there peak season. We look forward to staying there again.

The cottage has everything that you could possibly want, plenty of pots, pans and plenty of anything that you would want from a home from home. The shops, beach, pubs restaurant's all within a very short walk. Excellent, the only words to describe the experience. Plus a big thank you to Pauline great host.

The cottage is clean ,comfortable and well equipped for a short stay. Parking was an additonal cost but not too bad. Pauline is a pleasant and friendly host and everyone we came across was the same. Wells is a lovely laidback resort with a nice harbour and plenty of places to eat. Its also a good base for exploring the broads, sheringham,holt etc. All in all a very pleasant short break

We have just returned from a 3 night stay. Cottage was perfect for our needs, spotlessly clean, well equipped and so warm and cosy. Yes parking is as expected for the area, very busy but that is the charm of Wells, it is quaint and old with lots of narrow roads and alleys, the long stay car park is reasonable for overnight stays and you can drop baggage off. Everything you need is on the doorstep and Pauline is so friendly and kind nothing is too much trouble. There are so many places to visit locally, I would recommend a visit. Thank you Pauline for sharing your beautiful cottage.

Property was exactly as described and absolutely spotless. Very close to the quayside and the main attractions. Parking was sometimes possible nearby but always within a 5-10 minute walk. Pauline could not have been more helpful, greeting us as we arrived to check that everything was OK, and always willing to give advice whenever we asked.

Very enjoyable stay just a short walk from the sea front shops and restaurants, although there isn't any parking at the property we parked conveniently on a nearby rd a short walk away and the one bedroom accommodation had everything we needed for our stay, the owner was friendly and very helpful with local information, we would definitely stay again.

Cosy, clean and great location!
We were pleasantly surprised by the size of the property, with a good size living area, separate kitchen and lovely outside courtyard area which we would have enjoyed in less windy weather! The location was perfect - just a couple of minutes to the bakery for fresh croissants for breakfast! - and close to the seafront and all other amenities. We were also lucky enough to find free street parking close by for the duration of our stay.

Wow Pauline us a great host nothing us too much trouble, Pauline cottage us just spotless so clean, and the location is fantastic just a 4 minutes walk to the high street and only 7 minutes to the harbour, great restaurants near by and a fantastic Chinese takeaway too. Pauline was so friendly and dud everything to make sure our stay was hassle free. We will 100% booked again thank you Pauline for making our stay outstanding.
