## Space

Our house is over 100 years old and though greatly cared for, shows its age in some places. Expect to find some loving wear, quaint aging both inside and outside. Riverside Lodge offers homely accommodation that would suit a family or group of 4. It is perfect for any family with a four-leg furry family member as it is pet-friendly. The house is set up for 4 guests but can accommodate up to 6, if guests are happy to camp out on the double sofa bed.

The lay out of our home ...

A private enclosed back courtyard with outdoor seating, safe area for children and pets. A lovely sun trap peaceful space to enjoy with a barbecue.

You will find a fully stocked equipped kitchen with everything you need to cook, even the largest of meals!
Comes with:
– Plenty of pots/pans/serving dishes for large meals.
– Serving utensils.
– Full set of  knives.
– Oven, grill and hob.
- Dishwasher
- Microwave 
- Kettle and toaster
– Fridge/freezer 
- Washing machine
- Coffee machine
- Salt. pepper and oil

We provide all those extra little things like tea towels, j cloths, washing up liquid, bin liners etc.

Leading off the kitchen is the dining room. A light airy room with a patio door leading outside to the courtyard. Accommodating a dining table with four chairs, a traditional victorian fireplace.

Open plan living space to the living room. A cosy space with Victorian features (cast iron fireplace and window shutters) The sofa can be made into a comfortable small double bed for extra guests. A smart TV with amazon prime movies, netflix etc. A nintendo wii, board games and books are all available. Plenty of entertainment for a night in!

Upstairs you will find:

Bedroom 1: This is a spacious master bedroom featuring a luxury comfortable king size bed, with side tables, wardrobe, chest of drawers with a mirror, full length mirror. Original Victorian fireplace.

Bedroom 2: This is a smaller bedroom with comfortable luxury twin beds. Kids will love sleepovers in this room! Featuring an original Victorian fireplace, wardrobe, and small chest of drawers.

Bathroom: The tiled bathroom is located on the first floor and has a deep, P shaped bath with an overhead shower. Towels and shower gels are provided.

Free on street parking for more than one car.


## Access

All access to a complete kitchen, laundry, dining, and living areas, for a full home away from home experience. Riverside Lodge is the perfect alternative to a hotel or guest house.


## Interaction

We operate a self check-in service. This allows more flexibility on arrival time and greater privacy. The entire house and patio is yours, exclusively. Checking in details will be sent via message the day before arrival. We are on hand if anything is needed


## Neighborhood

Our house is located on a quiet, sought-after residential street. You will find the river at the end of the street, a stone throw away. A short ten minute riverside walk into York's centre, where you will find a great variety of restaurants, cafes, and shops. The millennium bridge is a short walk away which will lead you to Rowntrees Park. An ideal place for children, dog walkers and runners.

## Transit

The best way to get around is to park the car and go on foot! Free on street parking but please note parking can be tight due to the narrow victorian streets. We recommend to tuck your wing mirrors in!

Well behaved dogs which are house trained are welcome :) Please let us know.

Quiet hours between 10pm and 8am, we live in a quiet residential street and like to the neighbours happy. Parties, gatherings, and functions of any kind are strictly prohibited on the Airbnb property.

The sofa bed is a small double, suit for one person or two children.
