This house is self-check-in. Guests have access to the entire house.

PLEASE NOTE: We are not available 24/7.

Our support team is available for calls Monday to Friday, 9am–5pm. Outside of these hours, we kindly ask that you contact us via the Airbnb app messaging system — we will respond as soon as possible.

All guests must read the check-in instructions carefully, especially the link provided, as this contains full details on the entry process and key collection.

If you would like to extend your stay, please contact us as early as possible — extensions are subject to availability.

🔔Important: All keys (property keys and safe key) must be returned to the exact location where they were collected. Failure to do so will result in a £100 call-out charge, as keys are essential for the next guest and delays directly affect the operation of the property.

There’s plenty of paid road parking.
There is a multi storey car park a few mins away from the property known as the Jewellery Quarter Multi Storey.

Other things to note
‼️HOUSE RULES
Absolutely no parties allowed. This is a strictly no-party home. Any parties, gatherings, excessive noise or disruptive behaviour will result in immediate removal from the property (security will be
called if needed) and no refund. Your deposit may also be used to cover any associated costs.

🤫This home is in a quiet residential area, so quiet hours start at 9pm and must be respected at all
times.

🔔No loud music. No smoking. No vaping inside the property. If you need to smoke or vape, please do
so at rear court yard or the front of the property.

🎥CCTV – For security and the protection of our guests and the home, there is CCTV outside the
entrance door only. Motion-activated. No cameras inside the property.

A large secure safe is provided for your convenience.
You are welcome to use it, however all use of the safe is entirely at your own risk.
We accept no responsibility or liability for any items, cash, valuables or personal belongings placed inside the safe. Guests are solely responsible for ensuring the safe is locked correctly and for securing access codes/keys.

EXTRA INFORMATION

Travel Cots - Please make a request for Travel cots in advance. We can accommodate up to 2 x Travel cots.

Extensions – If you’d like to extend your stay or add an additional night, please message us as
early as possible so we can check availability for you.

Late Check-Outs – Can be arranged for a small charge. Please message to request this. This is subject to availability.

Additional Visitors – Additional guests are allowed, but there is an extra cleaning fee. All additional
guests must upload ID and sign our Terms & Conditions before upon booking.
