Living Space and Bedrooms

The five bedrooms are arranged across the ground, first and basement floors. Bedroom one sits on the ground floor to the left of the entrance, with a king bed and en-suite bathroom, making it a practical option for guests who prefer to avoid stairs. The basement level offers a second king bedroom with its own en-suite, a twin room and a further double room, with a shared bathroom on this level. The fifth bedroom, also a double, is located on the first floor.

In total there are three bathrooms, two en-suite and one shared, along with a separate WC on the ground floor. Bathrooms are finished with a mix of freestanding baths and walk-in showers.

There are three separate living spaces throughout the house. The main lounge is comfortable and sociable with a Smart TV, while two of the bedrooms also have their own televisions. For guests looking to unwind or keep occupied, the house includes a purpose built games room with table tennis, foosball and an arcade machine, plus a striking football themed room complete with an indoor pitch and goal. A private gym area with cardio equipment, free weights and an indoor putting mat rounds out the leisure facilities.

Kitchen and Dining

The kitchen is fitted with an oven, hob, extractor, dishwasher, giving guests everything needed for self catering. The dining table seats up to 6 guests.

West Grove Avenue is located around 1.7 miles from Dundee city centre, with the nearest supermarket just under a mile away. The Riverside Inn, a popular local pub and restaurant, is 0.8 miles from the property, and the Tay waterfront is a short 0.3 mile walk.

The location suits guests keen to explore Dundee while having easy access to the coast. Families will find Dundee Science Centre and the DCA cinema within reach, and golfers are well placed for St Andrews, Ballumbie and Carnoustie golf courses.

Guest Access and Important Information

Guests have access to the full property including the games room, gym and private garden. The house has one step at the entry and 24 internal stairs, and is not suitable for guests with mobility needs. One ground floor bedroom with ensuite is available for those who prefer not to use the stairs. The first floor bedroom uses the shared basement bathroom, which involves a flight of stairs.

Please note there are currently renovation works taking place on the land in front of the property, expected to last around 12 months. Guests should be aware there may be construction noise during their stay.
