This makes both short breaks and longer stays equally comfortable and convenient.

Spanning the ground and first floor, the house offers generous, flexible living space. Three well-proportioned bedrooms comfortably sleep 5 guests: a spacious double room, a bunk-bed room ideal for children or friends sharing, and a further single room, well suited to a solo traveller or extra guest. The main bedroom benefits from a private ensuite bathroom, while a further family bathroom and a convenient ground-floor WC serve the rest of the home, keeping busy mornings smooth even with a full house.

Tucked between the kitchen and dining space is a cosy snug, complete with a 3-seater sofa and TV, the perfect quiet retreat to unwind away from the main living area. For guests who like to keep up their fitness routine while travelling, there's also a spin bike in the lounge.

Outside, guests are treated to a truly rare luxury in London: a large, beautifully maintained private back garden, ideal for morning coffee, alfresco dining or simply relaxing in the fresh air. The property also offers secure driveway parking for 4 to 5 cars, directly outside the house, removing one of the biggest stresses of visiting the capital.



**Please note ** To keep the garden looking its best for every guest, our approved, long standing gardening team visits every other Friday between 10am - 1pm for routine maintenance. They access the garden only via the side entrance and at no point enter the main house or interact with guests. This is a pre arranged, authorised visit that forms part of our standard property upkeep, so please don't be alarmed if you notice them working in the garden during your stay. No action or engagement is needed from guests.

This well proportioned three bedroom home is laid out thoughtfully across two floors. It suits families and groups and professionals who want space and comfort and privacy all under one roof.



The ground floor is where the heart of the home sits. A lounge and dining area gives the group a place to come together with a Smart TV for relaxed evenings. The fully equipped kitchen sits alongside the living area and comes with a full size oven and microwave and fridge and freezer and dishwasher and washing machine. Everything you need whether you are cooking a simple breakfast or a full group dinner.



Head upstairs to the first floor to find the remaining bedrooms. A double room comes with its own private ensuite bathroom. A bunk-bed room and a further single room share a family bathroom on the same floor. This keeps things practical and easy even with a full group. A further WC sits on the ground floor.



Step outside and the property continues to impress. Secure off street driveway parking for 4 to 5 cars is available on site at no additional cost. A lovely back garden completes the picture.



Guests have exclusive access to the property throughout their stay. There is no shared living space and no host or other guests present. Two rooms are reserved and kept locked and are not part of the let. One sits off the ground floor hallway and one is a bedroom on the first floor.



The Neighborhood:

This green space offers winding paths and quiet lakes and a play area making it perfect for morning walks and weekend visits with the family. For something bigger the Colne Valley Regional Park stretches across 43 square miles with lakes and rivers and canal paths connecting into the wider London Loop trail. There is plenty of open space and outdoor activity on the doorstep throughout the year.



For everyday needs Ickenham village is close by with local shops and cafes and pubs for a relaxed feel. Uxbridge town centre sits just two miles away and brings a wider choice of supermarkets and restaurants and a cinema and everything you need during your stay.



The Battle of Britain Bunker is a short drive away in Uxbridge. This underground WWII operations room is one of the area's most iconic landmarks and makes an excellent outing for guests interested in history. Uxbridge also gives easy access to shopping and dining for a full day out.
