First-floor flat (no lift) with newly kitchenette, bathroom, smart TV, an abundance of natural light & blackout blinds for the evening. Please be aware the studio is rather SMALL as you can see on pictures :) The bed frame is higher so there are plenty of space under bed for your suitcase.



GREAT LOCATION: 14 min. walk to Arsenal St. , 15 min. walk from Highbury Islington St and 20 min to KX/St Pancras St.

The Space:

PROPERTY DESCRIPTION: Our beautiful studio apartment provides an excellent home base for a pleasantly memorable stay in London. We created it in a way that it's a ‘home away from home’. As mentioned before it is a very small flat and we want you to be aware of it before you book! :)



This flat is located on the first floor (there is no elevator). The flat has everything you need for your stay with a newly fitted kitchenette and bathroom.



The flat has been designed to be functional and comfortable for relaxing after a long day of exploring London. The neighborhood is residential whilst being 15 minutes away from the city center - win-win! :)



BED

There is a brand new double bed with a comfortable mattress.

High-quality linen and towels are provided (1 bath towel and 1 face towel per person).



You will find a nice foldable dining table with two chairs There is also a 30’ TV with Netflix.



KITCHENETTE

Nicely sized kitchenette with brand new appliances it allows for a home-like experience to practice your cooking skills. It’s very well equipped with salt & pepper, cookies, coffee, toaster, kettle, microwave/oven, portable induction with 1 burners, and Nespresso coffee machine and much more :)



NO PARTIES, EVENTS, LOUND MUSIC ALLOWED. Quiet hours between 10pm - 8:00 am.

Guest Access:

We are delighted to welcome you to our property and want to ensure you have a smooth arrival. Please note that you will need to climb 7 steps to reach the front entrance of the building. Once inside, you'll proceed through a small corridor and then ascend 15 steps to reach the first floor, where the studio flat is located.



If you have any concerns or require assistance, please don't hesitate to reach out. We hope you have a wonderful stay!



Other Things to Note:

**Stays longer than 12 days need to purchase additional cleaning (mid stay cleaning) £55



** If stays longer than 30 days - 2 additional cleanings need to be purchased



**No Pets Allowed: We have a strict no-pet policy.



**No Parties or Events: Parties, events, or gatherings of any kind are not allowed on the premises. We live next door (we had a bad experience so we are very careful and want to inform people in advance that partying doesn't go with this house) :)



**No Smoking Indoors: Smoking is prohibited inside the flat.



**No Illegal Activities: Engaging in illegal activities on the premises is strictly prohibited.



**Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please be mindful of other guests and our neighbors during these times.



**Registered Guests Only: Only registered guests are allowed on the property. The person who booked must be present during check-in and throughout the stay.



**Respect the Space: We ask that all guests treat our home with care. If you have any questions or concerns, please reach out to us.



**The washer/dryer is communal and situated on the first floor of the building. There are hours within which it cannot be used, these are clearly signed on the door.



**We do professionally dry clean all our bed sheets and towels. We do not iron our sheets.



**We recycle and only use a refill system for all shower gels, cleaning products, and more. Please help us to recycle too :)
