The Space:

Soft morning light filters through the curtains as you stretch on a comfortable bed, the quiet hum of central air inviting you to settle in. After a day of exploring Disney World or the nearby lakes, you step onto a fenced lawn and feel the warm water of your private heated pool ripple around your feet. The house feels both spacious and intimate, a calm retreat that welcomes the laughter of a family gathering. Evening settles gently over Kissimmee, and the living room glows with the soft glow of the TV, ready for a movie night after the day’s adventures.



Sleeping arrangements

The home sleeps ten across four bedrooms and eight beds. Downstairs you’ll find a kids’ bedroom with a shared bathroom, and a master bedroom with its own private master bathroom. Upstairs hold two additional bedrooms and a second shared bathroom. All rooms are equipped with fresh linens, extra pillows, blankets, and room‑darkening shades for a restful night.



Outdoor living

A fully fenced backyard offers privacy and a grassy play area. The heated pool can be enjoyed year‑round, and an outdoor dining table and charcoal BBQ grill provide simple ways to dine al fresco. The space is perfect for a morning splash or an evening dip under the stars.



Kitchen & dining

A full kitchen lets you prepare meals at your own pace, featuring a refrigerator, microwave, stainless‑steel electric stove, stainless‑steel oven, and dishwasher. Cooking basics are supplied, and a breakfast nook beside the kitchen flows into a separate dining area for shared meals.



Living spaces & amenities

The large living area includes comfortable seating, a TV, and a themed room for extra entertainment. Central air conditioning and heating keep the temperature just right. An in‑unit washer and dryer make longer stays easy. Family‑friendly touches include a pack ’n play or travel crib, a high chair, children’s dinnerware, books, and toys.



Neighborhood

Located in the Lake Berkley community, you have easy access to a shared gym, community pool, and lakes with walking paths, picnic spots, and wildlife viewing. Fishing and open‑space strolls are right at the doorstep, and the gated entrance adds peace of mind.

Guests seeking convenient access to Disney World, SeaWorld, Universal Studios, and nearby attractions such as Medieval Times, Walmart, and a variety of restaurants. Free on‑site parking, additional street parking, Wi‑Fi, and self‑check‑in with a keypad ensure a smooth, hassle‑free stay.



Getting Around:

Renting a car is the best way to get around and explore Orlando/Kissimmee. You'll have free designated parking when booking our property.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
