The Space:

You step through the front door and hear the faint splash of the nearby community water park, while the scent of fresh‑cut grass drifts from the private pool just outside. The living room invites you to sink into spacious seating, and the hum of an arcade console promises endless family fun. From the moment you arrive, the blend of resort‑style amenities and home comforts feels like a vacation that begins the instant you set foot inside.



Sleeping arrangements

- Bedroom 1 (downstairs) – Master with King Bed, sleeps 2, ensuite bathroom.

- Bedroom 2 (upstairs) – “Mario Bross” with a Queen Bunk Bed, sleeps 4.

- Bedroom 3 (upstairs) – “Toad” with four Queen Beds, sleeps 8.

- Bedroom 4 (upstairs) – Queen A, sleeps 2.

- Bedroom 5 (upstairs) – Queen B, sleeps 2.

Four‑and‑a‑half full bathrooms serve the group, with an additional shared half bathroom on the lower level.



Living spaces

The open‑plan living area provides ample seating for the whole family to gather, watch movies on the home cinema screen, or plan the day’s adventures. A dedicated game room features a pool table, two arcade cabinets with over 1,000 games, and a Nintendo Switch console with multiplayer accessories, keeping guests entertained for hours.



Kitchen & dining

A large kitchen equipped with stainless‑steel appliances offers everything needed to craft a family feast. Adjacent dining spaces include an indoor dining room and a spacious indoor‑outdoor table, perfect for meals that flow from sunrise coffee to sunset dinner.



Outdoor living

Step onto the private patio where a grill and comfortable loungers await. The pool, located just off the back door, can be heated on request, providing a refreshing dip any time of day. The patio’s layout encourages relaxed al fresco dining and quiet evenings under the Florida sky.



Community amenities

Guests enjoy free access to the resort’s water park, complete with slides and splash zones, as well as the clubhouse fitness center. The heated community pool and lazy river add extra options for relaxation without leaving the property.



Location & attractions

Conveniently situated in Kissimmee, the home is a short drive to Orlando’s top theme parks: Disney World (20‑25 minutes), SeaWorld (30 minutes) and Universal Studios (35 minutes). A variety of dining, shopping and entertainment options sit just a couple of miles away, ensuring you never have to travel far for a great meal or a quick shop.



Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to all Resort amenities.



The Neighborhood:

An ultimate Family Resort near Disney and other World-Class Attractions. Windsor at Westside is an amazing and sought after community. Expect first-class amenities, some of the best in town! The property is just a couple minutes' walking distance to the clubhouse.



Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near.



Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community. Parking can accommodate up to (3) vehicles in the driveway parked side to side.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
