The space
This beautiful vacation home is located in Windsor at Westside Resort! The community is close to theme parks, outlets, restaurants and supermarkets! This unit offers guests comfort, luxury & fun! The home has 5 bedrooms, 4.5 bathrooms, a 4ft private splash pool, fully equipped kitchen, loft and laundry. Our section of the community offers a subdivision pool without having to go to the main resort area. Amenities available within Windsor at the main resort are a recreation area with a water complex, lazy river, bar, lounge, fitness center, sports courts, activity center for children (our guest book highlights days/times) and much more!

PACKAGES (ONLINE PURCHASES)
You may send packages to the home during your stay. They will be left on the doorstep.

If the online seller uses USPS, it will not get delivered as the Post Office does not recognize vacation homes as regular addresses and the package will be returned back to the sender.

UPS, DHL and FEDEX will leave it at the doorstep.

Pool Heating Fee = USD 40.00 / day

Disclaimer:
No specific pool temperature is guaranteed by this service. During and after cold fronts, or in winter generally when days are short, pool heaters may struggle, or even be unable to keep the water at the same temperature until the weather gets warmer.

The optional pool heater service must be ordered and paid before our service personnel can turn it on. We suggest ordering pool heat prior (24 hours) to your arrival.

Without optional pool heat, pool temperatures can go down to 52 to 60°F in December to March depending on the weather. The pool heater will help to warm up the pool faster when it gets warmer outside, however, you should not expect “bathtub temperatures” during, or after Central Florida winter cold fronts or cold nights.

Unfortunately, we are unable to activate / deactivate the pool heater on short notice or provide refunds for previously ordered pool heater service.

We reserve the right to make pool heat unavailable at any time for maintenance or repairs. In case of a technical malfunction, we will refund the pool heat charge for the time the heating service was not available to you. No further credit will be given if pool equipment fails or is unavailable for any reason.

Pool Service:
Our pool is serviced once a week to ensure the PH is just right for our guests!
Please do not be alarmed if you see someone on the patio checking the pool. Service days are typically Tuesday, or Thursday.

Windsor at Westside Patrol:
Windsor employs a team of safety professionals to help maintain a positive vacation experience for all guests. The patrol monitors noise complaints, parties, improperly parked vehicles, and suspicious activity.

Parking Enforcement
Windsor at Westside reserves the right to tow any vehicle that is parked improperly, or is in violation of any of the following rules.
Do not park on, or block your neighbor's driveway
Do not park on the grass. Please Note: repair costs for damaged sprinklers will be passed on to the guest.
Please avoid blocking sidewalks, pedestrian walkways, parking signs and fire hydrants.
No commercial vehicles, refrigeration trucks, recreational vehicles, RV's, all-terrain vehicles, boats, watercraft, buses, or trailers are allowed in the community. Windsor at Westside does not offer overflow parking.

Roving Patrol 7pm-3am


Trash Removal:

Trash Removal Services are 7 days per week, twice a day, 365 days a year.

All containers and/or bags must remain in the bench and not at the curb.

Trash valet will not service anything left at the curb

All trash MUST be bagged and tied in no more than 13 gallon kitchen bags and cannot weigh more than 30lbs.

Loose trash will NOT be picked up

NO Liquids are allowed in trash bags, please empty all containers and dispose of them properly.

All large and medium size cardboard boxes must be flattened, small boxes must be bagged.


If trash rules are not followed, owners will be fined $100. That charge will be redirected to the guests who fail to follow the community trash guidelines/rules. Windsor at Westside reserves the right to issue trespassing violations to any guests observed throwing trash in neighbor’s benches, throwing loose trash in bench, or placing trash to the curb.

WIFI/CABLE/INTERNET
We are not responsible for third-party services such as TV/Internet, if there may be an outage in the area, it is not refundable since we have no control over this. **Please note cellular/wifi/internet reception in this area of Kissimmee, FL can be spotty from time to time.** If you are experiencing an issue, open the left side of the TV console in the living room, switch the power switch for the power strip off and count to 10. Then, turn back on.


Rules
Log out of your streaming services, or use guest mode
DO NOT leave doors and windows open (Florida is hot, the a/c will stop working and you'll have insects, or lizards visiting you in your sleep.)
No shoes, food, or drinks allowed in bedrooms, or carpet.
No parties, or unauthorized guests allowed. (We have noise sensors and cameras monitoring the screen door and front door.)
No tape, adhesives, or anything sticky allowed on walls, furniture, stair railings etc.
Accidents happen. Inform us immediately about any damage, or opppsssss.
