The villa boasts a total of 6 bedrooms, of which 4 with lofts and hosts up to 20 guests.
There is also a separate apartment which can be reserved together with the main Villa when owners are not on the property.
All bedrooms have flat screen TV and Sky channels with sport included.
The 3 spacious living areas on the ground floor make it ideal for living independent spaces and the splendid salon is perfect for dinners and events.
Walk out from the living areas and the spacious modern kitchen out to the gardens and charming wisteria pergola, ideal for enjoying the local specialities and wines in the magical perdumed atmosphere of the gardens.
Just a few kilometres from the lake, close to Orvieto and its magnificent Dome, 5 minutes from Bagnoregio and it's famous Civita, now patrimonio Unesco, 60kms from the seaside and the beautiful Tuscan beaches.

The 8ha property is at 650 metres above sea level and is always cool and breezy even in the hottest months.
There is however air conditioning in all the bedrooms.
It was luxuriously renovated fully respecting its nature and character, with all modern comforts.
Beautiful stone walls, terracotta roof, climbing roses and green lawns will give you the feeling on arrival of walking into a magical garden, out of space and time.
Once inside the high wooden ceilings, vast spaces, original terracotta tile flooring in beautiful patterns, the fireplaces, soft colours and modern kitchen, will enchant you.
The ground floor is all wheelchair accessible.

A twin bedroom (which can be prepared with double bed) with direct access from the garden which is wheelchair accessible. The bathroom has an open spacious roll in shower and raised bathroom fixtures. Connected to all the ground floor without steps.
On the first floor:
Master bedroom with lake view, fireplace, walk in closet and stunning ensuite bathroom. The bathroom is a 17 square metres masterpiece in Basaltina stone, with double Jacuzzi where to enjoy the amazing view of the lake and a really very spacious shower.
The mauve bedroom; with double bed on the loft and single/sofabed on the ground floor.
Children's bedroom with 2 single beds and a cot on request on the ground floor and french double mattress on the loft, ideal for a babysitter or older kids.
These 2 bedrooms share a beautiful spacious turquoise bathroom with spacious shower. Both bedrooms have a lovely view of the gardens.
Pink room, with ensuite bathroom and private entrance from the upper part of the gardens with double bed on the loft accessible with a steep ladder and 2 singles on the ground floor.
Blue room, with ensuite bathroom and private entrance from the gardens. with double bed on the ground floor and 3 singles on the loft. Very accessible access.
From the Pink and the Blue bedroom you walk out to a panoramic patio furnished with tables and deckchairs and from there down to the shaded gardens and the pool.

The area is ideal for fantastic hacks in the verdant surroundings between sunflower and corn fields.
It's even possible to ride down to the lake.
Of course it's ideal also for walks and bike excursions.
We offer 3 bicycles for moving around the property.
We will be glad to help you organize transports and tours, book restaurants and beaches. On the whole to help you love your stay in Umbria!
