”This property is being refurbished and during the day there is constant noise of drilling and banging. The walls of my room were vibrating from the drilling which seemed to be directly above. I received no advance warning of this work and it is not detailed in Expedia’s information about the place. The work starts promptly at 8.30 in the morning although Iheard builders moving around and talking at around 6.50am, which is unacceptable.
In addition, there was no hot water on my second morning....

”Solo traveller - peaceful night in a very comfortable bed and spacious room. Cleanliness up to speck with crisp white bedding and fluffy towels. Wonderful breakfast with tasty locally sourced bacon. I’ve lost count of how many times I’ve chosen the Derby Arms for a stay over now, for a fussy traveller it fits the bill beautifully! Central location for Longridge/Ribble Valley.”

”Friendly and professional staff. Wonderful evening meal (the Halloumi Flatbread was delicious). Good parking, spacious bedroom well appointed. The chilled complimentary fruit juice & water was much appreciated after a 400 mile journey! My only issue was that room 4 was right over the outside seating area and I can only imagine that during World Cup season this could prove to be a problem. As it was I did have the creaking stairs (access for all guests) and loud music blasting from the bar below...

”Very friendly staff, the room was very clean and bed was comfortable.
The pool was full of kids so we didn't went for a swim.
Breakfast was good and had many options.
The car park was quite full and the spots were a bit tight (even worse because a lot of people didn't know how to park 🙃)
But overall was a nice experience! Highly recommend it!”

”A wonderful stay. Staff were so friendly and very helpful, nothing was a problem for them.
Accommodation was very clean, powerful shower.
Bar and food menu extensive, with a park for children.
Near to Warton, Lytham and Lytham St Anne's. An excellent location.
Would totally recommend.”
