Thoughtfully curated art warms and brightens this cheery home. The spacious bedroom with queen bed has a separate sitting area that overlooks a private tree canopied patio. Bedroom has a large walk-in closet, and there is a separate linen closet in the hallway.

The well designed kitchen with Sub-Zero fridge, double ovens, dishwasher, and plenty of storage, is perfect for creating a beautiful meal from ingredients gathered from local markets.

The spacious livingroom has a Smart TV with ROKU streaming (Netflix, Amazon Video, among many other channels), and a small dining nook with an antique table.

Style, grace, peace and tranquility describe this beautifully finished home.

Guests have exclusive use of the entire flat and private garden. The washer and dryer are exclusively reserved for this unit.

This is one of the best neighborhoods in San Francisco! Dolores Park is right across the street- the perfect weekend hang out spot!. Namu Stonepot Kitchen ((Korean), is next door. Tartine Bakery is around the corner, and Bi-Rite Market and Creamery are just a few feet down the street.

The mission is well served by bus and MUNI , or you can walk 16th Street Bart station (6 blocks).

No Third-Party Bookings: The person making the reservation must be staying at the property for the entire duration of the booking. Please do not book the home for friends, family members, colleagues, or acquaintances if you will not be staying yourself.

To ensure a smooth and enjoyable stay for everyone, all reservations of 30 nights or longer require completion of our Medium-Term Rental Agreement before check-in.

Occupancy & Approved Occupants
Only registered guests included on the reservation may reside at the property.
The total number of occupants may not exceed the maximum occupancy listed in the reservation.
No additional person may establish residency, receive mail, obtain keys or access codes, or regularly stay overnight without prior written approval.
The primary guest is responsible for the conduct of all occupants and visitors.
Visitors & Gatherings
Parties, events, receptions, commercial gatherings, and unauthorized overnight guests are not permitted.
Visitors must comply with all house rules and may not exceed the property`s maximum occupancy.
Rent & Payments
All rent, fees, taxes, and payments are processed through the booking platform.
Additional charges may apply for damages, excessive cleaning, unauthorized occupants, missing items, or approved reservation extensions.
Security Deposit & Damage

Guests are responsible for:

Damage beyond normal wear and tear.
Missing furniture, linens, keys, remotes, or household items.
Smoking or vaping remediation.
Excessive cleaning.
Garbage or personal property removal ($50 per bag).
Oversized items left behind (including furniture, electronics, luggage, scooters, bikes, etc.), which may incur a $200 removal/disposal fee.
Furnishings & Inventory
Please treat all furnishings, appliances, linens, artwork, and household items with care.
Do not remove furniture or household items from the property.
Do not rearrange furniture or mount televisions, shelves, artwork, nails, screws, or adhesives without prior approval.
Please report any damaged or missing items shortly after arrival.
Utilities

Utilities included in your stay are those described in the listing and are intended for normal residential use.

Guests may not use the property for:

Cryptocurrency mining
Commercial server hosting
Large-scale equipment operation
Excessive utility consumption beyond normal residential use
Parking
Park only in designated parking areas described in the listing or check-in instructions.
Do not block driveways, sidewalks, garages, fire lanes, or neighboring properties.
Guests are responsible for parking tickets, towing fees, or vehicle-related violations.
Keys & Security
Keys and access codes are provided only to approved guests.
Do not duplicate keys or share access codes.
Report lost keys or security concerns immediately.
Guests may not alter or replace locks or security devices.
Condition of the Property
Please inspect the property shortly after arrival.
Report any maintenance issues, missing items, or cleanliness concerns promptly through the booking platform, preferably with photos.
Caring for the Property

During your stay, please:

Keep the property reasonably clean and sanitary.
Dispose of trash, recycling, and compost properly.
Use appliances, plumbing, and furnishings responsibly.
Report leaks, pests, electrical issues, appliance failures, or maintenance concerns promptly.
Do not flush wipes, paper towels, grease, feminine products, or foreign objects down toilets or drains.
Repairs & Maintenance
Please report maintenance issues through the booking platform whenever possible.
Do not hire contractors or authorize repairs without prior approval.
Guests must provide reasonable access for scheduled repairs or maintenance.
Property Access

The Host or authorized vendors may enter the property when reasonably necessary for:

Emergency situations
Repairs and maintenance
Safety concerns
Inspections
Property showings where permitted by law

Whenever possible, reasonable advance notice will be provided.

No Smoking
Smoking, vaping, marijuana, and the use of any tobacco products are strictly prohibited inside the property and in any prohibited outdoor areas.
Guests are responsible for all cleaning, deodorizing, and remediation costs resulting from violations.
Pets
Pets are only permitted with prior written approval.
Unauthorized pets are not permitted.
Guests remain responsible for any pet-related damage, odors, waste, fleas, excessive noise, or cleaning.
Nothing in this policy limits rights relating to service or assistance animals under applicable law.
Quiet Hours
Please observe the quiet hours stated in the listing and respect neighboring residents at all times.
Excessive noise, disruptive gatherings, amplified music, or repeated disturbances are prohibited.
No Subletting

Guests may not:

Assign or transfer the reservation.
Sublet the property.
Re-list the property on another rental platform.
Accept payment from another occupant.
Allow another person to take over the reservation.
Illegal Activities

Guests may not:

Engage in illegal activity.
Store hazardous or explosive materials.
Tamper with smoke detectors, carbon monoxide detectors, fire extinguishers, security cameras, noise monitoring devices, or other safety equipment.
Discharge weapons anywhere on the property.
Alterations

Guests may not:

Paint, remodel, install fixtures, mount equipment, or otherwise modify the property.
Install cameras, smart-home devices, internet equipment, charging stations, or locks without prior written approval.
Personal Property
Guests are encouraged to carry renters or travel insurance.
The Host is not responsible for loss, theft, or damage to personal belongings except where required by law.
Check-Out

Before departure, please:

Vacate the property by the scheduled checkout time.
Remove all personal belongings.
Return keys (if applicable).
Load and run the dishwasher (where applicable).
Return furniture to its original location.
Dispose of trash and food.
Report any damage or maintenance concerns.
Follow all checkout instructions.

Professional cleaning is not expected.

Reservation Extensions

Reservation extensions must be requested and approved through the booking platform before the current reservation expires.

Violations

Material violations may include:

Unauthorized occupants
Unauthorized pets
Parties or events
Smoking violations
Property damage
Illegal activity
Subletting
Refusal to allow lawful entry
Violations of these house rules

Violations may result in:

Immediate termination of the reservation where permitted by law.
Additional charges for damages, excessive cleaning, unauthorized occupancy, or other documented costs.
Other remedies permitted under applicable California law and booking platform policies.

Late Checkout: Guests have a 30-minute grace period after the scheduled checkout time. After the grace period, a $100 fee will be charged for every hour, or portion of an hour, that the guest remains past the scheduled checkout time.
