Excellent villa for family holiday
Really nice and spacious place and extremely friendly owners. We spent here a week with our teenage kids in summer 2022. We have rent many appartments in different countries and this was the best experience so far. This place really exceeded our expectations. We loved especially the private pool & swimmimg matresses, air condition in every room, completely equipped kitchen and beautiful surroundings. We arrived quite late when supermarkets was already closed so it was very nice that there were all necessary items for dinner and breakfast in the house. Even mosquitos did not bother us because we have so used to those in Finland (We have much more mosquitos and I think those are bigger and more aggressive). We can warmly recommend this lovely place. Thank you so much Primetta and Stefano. ❤️

Two fantastic weeks in a truly beautiful location - surrounded by old olive trees and overlooking the LePini mountains. A lovely and considerate welcome from the owner who had kindly provided a fridge full of food and drink to get our holiday off to a good start. Always accessible and informative but very discrete - we hardly saw the owners around the property - really only when we needed to speak to them. Very comfortable and unique property - fabulously large pool. Cannot recommend this property enough.

Beautiful property
We had a great time at the house: enjoyed the large pool and travelling to Rome was ideal. House is big, with a basement with football table, 3 bed rooms and very clean. Large green property with barbecue and outside seating within olive and fruit trees. We enjoyed our stay very much.

Volgend jaar weer!
We hebben erg genoten van ons verblijf in Sermoneta. Voor ons waren hygiëne, horren, airconditioning, zwembad en tuin belangrijk. Alles was zoals beschreven. We hadden voor onze aankomst boodschappen gedaan voor de eerste levensbehoeften, maar dat bleek niet nodig. De eigenaresse, Primetta, had gezorgd voor een gevulde koelkast! In de omgeving is genoeg te zien, zowel landinwaarts als aan de kust. Als liefhebbers van de Italiaanse keuken hebben we elke dag buiten de deur gegeten. Er zijn voldoende goede restaurants in het hooggelegen stadje zelf en in de omgeving. De treinverbinding met Rome is volgens o.nze zonen (begin 20) goed. We hebben al voor volgend jaar geboekt; weer met z’n vieren.

Wonderful Vacation in Sermoneta
We (couple with 2 teenagers + my mom and our dog) spent our Pentecost vacation in this beautiful accomodation, explored the surroundings, Sermoneta, Sabaudia and of course Rome. Thanks a lot once again to Primetta and Stefano for your hospitality, background information and suggestions. We strongly recommend this place. It's simply gorgeous, well connected with public transport to Rome and there's a lot more to see nearby. We will definetly visit again. ;) All the best, Peter and Petra

Great place for a family holiday
We (2 adults – 3 kids between the ages 5-9) have stayed in the house for almost 1 week. We were contacted by the owners before we arrived in Sermoneta and proposed to help out with some practical information like transport from the station to the house, rental car, taxi… . They have given us a very warm welcome when we arrived in Latina station. We were very surprised when we arrived on the domain. It is a really nice domain with a lot olive tries. A tip, ask the owner about the history of domain 😉. We loved especially the private pool, air condition in every room, a well equipped kitchen and beautiful surroundings. The owners live on the domain but do really respect the privacy of their guests but they are very responsive on enquiries and always happy to help where they can. The owners English is very good. During the stay, we where lucky to have the summer festival being organized by the local community. It was a quite big free festival with top artist from Italy. To summarize, we had a very good holiday in a lovely place !

A wonderful stay with delightful hosts
An absolutely stunning villa with everything anyone could want from a holiday. Primetta was the most generous hostess and made us feel so welcome. The property was the best equipped we have ever stayed in, the pool was large and warm. It was wonderful to be able to pick lemons and oranges from trees in the expansive gardens which were filled with many other fruit trees yet to ripen. My only comment for other visitors who may not be aware of Italian sandflies/midges is to bring plenty of mosquito repellent-Deet as these are problematic during daytime hours. This appears to be a common problem and is not the fault of the property/owners. We were able to purchase further supplies at the local supermarket and as such kept bites to the minimum. Having rented villas across Europe for many years this one surpassed our expectations and was enhanced by the warmth and generosity of our hosts.

The Villa and the property owned by Stefano and Primetta lies in the Pontic Valley, surrounded by beautiful mountains, overlooking the pearl of the region - the medieval town of Sermoneta. The property is very big, well-kept, with beautiful old olive trees, fruit trees, even birches typical for Poland grow here. For the guests who are tired of travelling, the most necessary products (not only bread and wine:) are waiting in the house, so when you arrive, you don't have to immediately look around for a supermarket. We appreciated it very much, thank you Primetta:) The house is very well equipped, from all the household appliances (including a capsule coffee maker and a coffee machine) to the homemade preserves in the pantry. The house is very clean, well maintained, with comfortable beds and fragrant linens. A pleasant surprise is the housekeeping included in the price, with linens and towels changed every weekend. Lemon trees grow at the entrance, and further on among the old olives, fig trees (with a ladder provided), orange trees and others. There is a wood and gas barbecue available, which is not so obvious in other villas to rent. A large, clean and deep pool (with a paddling pool for children) is at the exclusive disposal of the guests, very intimate, with a beautiful view of the already mentioned Sermoneta and Norma. During your stay, it's worth taking a walk to medieval Sermoneta and dining at one of several restaurants. On Saturdays and Sundays you can visit the nearby Ninfa gardens. In addition to the pleasures available "locally", it's also a very good place for trips to Rome and Pompeii. From nearby Latina, a train to Rome is available every half an hour, taking you to Termini station (in the city center). You have to drive to the station, which is located in Latina by car, which you can leave at the station, there is a large free parking lot. The hosts are very discreet, and their presence is unnoticeable, although they are available and helpful when you need it. We really recommend this villa and the hosts. You will enjoy every day of your stay there:)

Perfect Villa for family holidays
We spent two excellent weeks at this villa at the end of August 2021. We liked everything very much. The villa is located on a huge area of about 2 hectares and thus is perfect for those who want to spend their vacation in silence and far away from the city bustle. The villa has absolutely everything you may need on vacation and even more. We should also note the hospitality of the owners of the villa, who did everything to make our vacation even better. At the same time, they were not seen or heard during two weeks. The pool, which the owners cleaned every day, could only be used by us. There were many fruits in the garden, such as lemons, figs, pears, quince and persimmons, which we were allowed to eat without restriction. There were also many games in the villa such as badminton ad bow that we could play in our free time. We especially liked table football in the basement. If someday we decide to spend our holidays in this region again, we will definitely try to book this villa.

magnifique location au Sud de Rome !
Nous avons passé deux très belles semaines dans cette magnifique villa. Après une longue route, le portail s'ouvre et nous comprenons tout de suite que nous nous trouvons dans un endroit agréable et reposant. La piscine est géniale, le parc est magnifique, la maison parfaite et la climatisation très utile ^^ La Région est belle, il y a beaucoup d'activité à faire dans les environs (Rome à 40 minutes de train et gare à 5 min en voiture, plage à 40 minutes, parc d'attraction, site majeur en dehors de Rome - Ostia et tivoli- à un peu plus d'une heure...). Et puis aussi, la qualité de l'accueil et le sourire de Primeta ! en plus de sa maîtrise du français ! Merci encore pour tout ! En synthèse, nous avons vraiment aimé !

We stayed here for 1 week as family with 2 kids. We had an excellent stay at this great place. The villa was very comfortable, clean, and spacious. We had the awesome pool exlusively for our selves. The owners are really nice and do all to make you feel at home, they were living close, but we didn’t see or heard them. They made us feel at home and had complete privacy. The house had ALL what you need, you dont need to bring anything with you.

Primetta and Stefano are wonderful hosts, thanks again. The big house is perfect, very clean, the kitchen fully equipped (Nespresso coffee machine). The pool is great; three bathrooms, two showers. Travelling to Rome by train is easy and inexpensive, takes only 30-40 minutes. Sermoneta is a nice medieval village. You need a car. The garden of Ninfa were closed, it is always important to look up the opening hours/days first. All in all relaxing holidays!

Lovely and idyllic location with fantastic amenities within the villa. The pool is absolutely spotless and pristine and is the main highlight although there are many. The owners make you feel welcome and allow you to feel totally secluded even whilst they are present on site. The villa is clean and tidy and a real home from home. Our only criticism is that with a 3 year old, the pool area has a large drop of around 1.5 m down from the grass area which isn’t fenced off. This did mean that you had to be on constant guard. Thanks to Primetta and Stefano for allowing us to share their wonderful place. X

Très belle propriété avec de belles attentions de Primeta et Stefano
la maison est très bien agencée, très bien entretenue et très propre. Lors de votre arrivé après un plus ou moins long voyage, vous bénéficierez des belles attentions (boisons et nourritures dans le frigo ainsi que dans la réserve) permettant de prendre de suite le rythme des vacances. La pisiest immense et nettoyées tous le jour par stefano et son robot Zodiac - A eux deux ils font des merveilles. Vous pourrez profitez de la piscine même à la tombée de la nuit avec les différents éclairages. La maison comporte tout ce que vous avez habituellement chez vous au niveau électroménager et autres accessoires voire même plus !!! la gare de Latina Stazzione est à 9mn en voiture et le parking est gratuit, vous pouvez faire un aller retour Latina / Rome pour 8€40... la plage est à 30mn maxi... n’y allez pas le week-end mais l’eau est claire et la plage propre. Seuls les Zanzar et autres moustiques viennent gâchez la fête mais il en est de même dans toutes les régions méditerranéennes ensoleillés en été ( prévoyez de la protection répulsive). Bref la région est sympa, la maison est top et les propriétaires qui vivent juste à côté sont très accueillants : de très belles vacances en perspective.

Very nice holiday home in a beautiful location between Rome and Naples. It has three spacious bedrooms, a very large living room and a well equipped kitchen. An absolute highlight is the great pool. Beautiful villa with exceptional hosts!
What can I say? This was the most amazing holiday we've ever had. The photos of the villa and the gardens do not do it justice. It is absolutely beautiful, the pool is fantastic, the gardens are huge and idyllic, and the area is perfect. The villa itself, is more than big enough for 6 people, and is stocked with every last thing you could need. The basement, with the table football, was an unexpected highlight. It was an enormous hit for the kids... and added some peace and quiet for us! Half an hour by train into Rome, super easy. Just over a couple hours to Herculaneum, which is far far better than Pompeii, especially if you have children. The icing on the cake was Primetta and Stefano... probably the nicest couple you could ever hope for. Primetta went over and above to make our holiday memorable, we will be forever thankful for that. We cannot wait to go back next year and spend more time with them both and further explore the area. Once again Primetta, thank you so much for making our stay so fabulous and memorable. x

Pure Magic- Wonderful Property and even more Wonderful Hosts -10 Stars Better than the pictures!!!!!
We (a group of 5 girlfriends celebrating our 50th b-days) stayed with Stefano and Primetta for 5 glorious days. The place is immaculate, the mattresses very comfortable, the kitchen is well stocked with both cookware and basic food necessities beyond any normal vacation rental expectation. Every day we dressed our salad with homemade organic olive oil and fresh lemon straight from the tree outside the front door. The beauty and serenity of the property is beyond words. We picked delicious cherries and tangerines straight from the tree and there were many other types of fruit trees waiting to ripen in their appropriate season. The pool is wonderful- large, extremely clean, with a beautiful seating area around it. There are lounge chairs, sun shades and big blow up rafts (there is also a kiddie pool). But the best part is the uninterrupted view of olive groves leading to mountains with the Castle of Sermoneta on the hilltop. The property is vast with a pond and beautiful sitting and outdoor dining areas. The house was architecturally designed by Stefano himself and adds character to the whole experience. (If you are wondering even the top bunk on the bunk bed is suitable for an adult as you can actually stand beside the bed and get in normally.) It is a short drive to the train station, with free parking, so it is easy to get to Rome. The trains run all day, cost 4.10 euro one way, and take just over half an hour into the city. There is a big supermarket near the house and the hosts have collected and printed out a ton of information on things to do and see in the area. We were a short drive from the Ninfa gardens (rated the most beautiful in Europe) and Stefano was kind enough to arrange a private English tour for us- which was one of the highlights of the trip. That is just one small example of how Stefano and Primetta go well beyond normal expectations to make their guests feel welcome. Unfortunately one of us had a family emergency shortly after we arrived and late at night Stefano saved the situation helping her out. His kindness and willingness to help was extremely touching and very much appreciated. Thank you so much! All of us are dreaming about returning to your wonderful place with our families!

Fantastic Villa
Just arrived back and had a brilliant time. This was our first holiday in a villa after numerous all inclusive holidays in the past, and we couldn't have asked for anything better. Primetta and Stefano are absolute fantastic hosts. On arrival we had food in the larder and fridge so no need to rush to the supermarket, and Primetta made a chocolate cake which the kids very much appreciated. The villa is spotless and the pool is cleaned everyday. Primetta took time to give us a tour of the property and grounds, and also provided information of local amenities. The 3 kids loved the pool (it was hard to get them out on some days), You can be in Rome within an hour of leaving the property, and Semonetta is a 10min drive and is a beautiful village where you can get a real taste of Italy. Special mention to the 3 dogs, Jackie, Trudie, and "Naughty' Ralph......the kids loved them and are now hassling me to get another dog!. Primetta and Stefano should be very proud of the property and the service they provide, and hope to see you again in the future.

We have just returned from our holiday in Sermoneta. What a fantastic house! Well equipped and spotlessly clean. Primetta and Stefano were excellent hosts offering help and advice. We loved picking tomatoes from the garden and fruit from the orchard. The boys loved the chocolate cake and of course Jackie and Trudy. The swimming pool was welcome after days spent exploring Rome, Pompeii and the local area. Thank you Primetta and Stefano for a wonderful holiday in your villa.

It was perfect
We stayed for a month in July and it was perfect. The location could not be better, close to the train station to get to Rome. Outside the city for peace and quiet. Took a long walk every morning and the country. Plenty of great restaurants around to choose from and the house had everything you needed if you wanted to make your own dinners. Was so impressed with Primetta and Stephano, they were great hosts, they worked so hard to make sure we had a great time. I especially like how they explained so much of the region and the history of Italy. My whole family just loved our trip. I want to thank you for making this so special for us.

We spent a week at this villa & the experience was very very good. The house is very spacious (for a family of four), clean & well equipped. We have been renting holiday homes almost every summer for the last 15 years and this was probably the first time we did'nt have to worry if there was enough toilet paper or tablets for the dishwasher. There were even some groceries (including some extremely tasty self-made items) waiting for us when we arrived so we did not have to rush to the supermarket rightaway. Instead we jumped into the large and clean pool, which was cleaned every day. Very nice. Every morning we had breakfast at the olive garden by the house. Memories of the view and the birds singing will stay with us forever. We will also remember Jackie and Trudy, who kept us company while we enjoyed our cappuccinos, fruit and cornettos. And one evening tasty pizzas from Trilussa. We visited some nearby towns & villages. The nicest probably being Sermoneta, Cori (very good food at Trattoria da Checco), Bassiano and of course Sperlonga with it's spectacular beach right below the centro storico. The drive to Norma (had a nice lunch at Antichi Sapori Trattoria) and views from the top were rather nice too. Finally, it's Primetta and Stefano who really make this place stand out. Very attentitive, welcoming and supersupernice. Won't mention all the surprises here, so there's not too much pressure on them. But grazie mille to both of you!

Fantastisch verblijf: ideale liggen, ruim, schoon en bijzonder gastvrij
In juli verbleven we twee weken in deze woning. De villa ligt erg rustig in een boomgaard met olijf- en diverse fruitbomen waarvan we naar hartenlust mochten plukken. Het huis is erg ruim, schoon, prima bedden en de keuken is meer dan compleet uitgerust. Iedere (slaap)kamer heeft een eigen, goed werkende airconditioning. Na de eerste week werd het huis grondig schoongemaakt en kregen we schoon beddengoed, badlakens en keukenlinnen. Het zwembad ( ca 12 * 5) is zonder twijfel de grootste die wij tot nu zijn tegengekomen in een vakantiehuis: compleet met duikplank en bijpassende diepte. Iedere avond werd het zwembad gereinigd door onze gastheer Stefano. Van onze gastvrouw Primetta ontvingen we tal van tips en tussendoor lekkere vers gemaakte hapjes zoals pruimenjam etc. Het station van Latina ligt op ca 5 minuten afstand van de villa en dan heerlijk met de trein naar Rome (45 minuten) of Napels (90 minuten). Tolle Ferienunterkunft
Wir waren sehr, sehr zufrieden. Das Haus war sehr sauber und alle Utensilien waren in mehr als ausreichender Menge vorhanden. Der Pool war super. Schön groß und wurde jeden Abend vom Vermieter gesäubert. Für das Auto stand sogar ein Carport zur Verfügung. Die Vermieter waren sehr freundlich und hilfsbereit , aber keinesfals aufdringlich. Bei Ankunft stand sogar ein selbst gebackener Kuchen zur Begrüßung in der Küche. Wir würden die Unterkunft jeder Zeit wieder buchen.

Perfect family vacation
We were two families each with small baby (1-2 years). This was an excellent place for our holiday and the pool made it perfect. Our host was the kindest person to have, we even had a chocolate cake waiting for us when we arrived :). We had also really good weather making our holiday even better, as almost every day we had at least one barbaque session in the tranquil large yard of this property. The villa had all the necessities and even more. We would've happily stayed there much longer and would recommend this villa anytime.
