Janice Landing – Heated Pool, Covered Lanai, & Walking Distance to Beach

Janice Landing is a 3 bedroom/2 bathroom pool home that accommodates 6 guests. Everything you'll need to make your vacation relaxing and fun! This Florida vacation home has just what you need if you decide to stay in for a movie and make dinner. Take your favorite beverage to the backyard oasis to enjoy the large heated saltwater pool with a wading deck and sun loungers or a cozy hammock waiting for you in the shade. If you need a little reprieve from the sun, there is a resort-style seating area right next to the Florida room. Pack up your beach wagon and head to Indian Rocks Beach and sink your toes into the beautiful sand....try to catch our gorgeous sunsets!

Kitchen: Stainless steel refrigerator, stove/oven, microwave, dishwasher, Keurig coffee maker, 4 slice toaster, and island with 2 stools. Basic dishes, cookware, and utensils are provided. Basic spices, cooking oil, and coffee filters and/or pods are not always available.

Dining Room: Table w/ 6 chairs.

Living Room: Sectional sleeper sofa, end table, TV, console table, and entryway table.

Bedroom #1: King-size bed, 2 nightstands, TV, dresser, ceiling fan. There is no en-suite.

Bathroom #1: Single vanity, step-in shower, and a door to the pool area.

Bedroom #2: Queen-size bed, nightstand, sitting chair, ceiling fan, and sliding door to lanai area.

Bathroom #2: Single vanity and tub/shower combination.

Bedroom #3: Queen-size bed, 2 nightstands, dresser, TV, mirror, and ceiling fan.

Laundry Room: Washer & dryer

Outdoor Oasis: Heated saltwater pool with wading deck, dining table with umbrella & 6 chairs, 4 pool loungers, resort-style seating area, 2 Adirondack chairs, and a gas grill.

Lanai Area: Beach wagon, umbrella, and 2 beach chairs.

Important Information

House Rules:
1. No smoking/vaping in the unit. No illegal substances on the premises. Violation of this policy will result in a smoke remediation fee ranging from $200-$500 depending on the severity.
2. No parties or events.
3. No pets. Please notify management of any service animals.
4. You are vacationing in a residential area, please be mindful of noise during all hours. Quiet hours start at 10pm and you must adhere to local noise ordinance.
5. Rinse off and return any and all beach equipment at the end of each day. Do not leave equipment out overnight.

Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.

Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request a pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.

Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. All linens are provided.

Parking: This property allows for 2-3 parking spaces on the property depending on the size of the vehicles. No street or grass parking.

The quaint town of Indian Rocks Beach (IRB) has a nice array of local restaurants, retail, and sweet shops. The home is close to Turkish Flame, Guppy's On the Beach, Café De Paris Bakery, Gulf Waves Grill, Keegan's Seafood Grille, Chicago Jaqx, TJ's Italian Café, Beach shops, and a salon. Brown Park is nearby and has a playground, basketball court, tennis court, and a covered picnic area. The Indian Rocks Library is located beyond Kolb Park which is a sports park and playground. Splash Harbor Water Park on the south end of IRB offers a great place to have fun and cool off in the lazy river.

The surrounding local area has some great day trips: Florida Botanical Gardens in Largo featuring holiday lights late Nov-Jan,1st, John's Pass Village and Boardwalk, Tampa Lowry Zoo, Florida Aquarium, Clearwater Aquarium, Sunken Gardens, Dinosaur World, Children's Museums. Enjoy a Tampa Bay Rays game at Tropicana Field, a Buccaneers Football game in Tampa, or check out some of the pro baseball teams during their local Spring Training, also Disney World and Downtown Disney are just two hours away.
