”This is a beautiful modern hotel that is very centrally located. It is an easy 10 minute walk to San Marco square, and there are lots of great restaurants less than a 5 minute walk from the hotel. ”You cannot beat the location, the hotel is literally steps away from San Marco square. My only problem was to find the place, there is no "hotel" sign, the sign actually says "312 Exclusive rooms" and is not on the square, but on a little side street. There is no lobby per se and you have to ring the bell to be buzzed in. Afterwards, your room card also lets you in the front door. I personally loved the quietness and privacy of the place. The staff was friendly and helpful, the room immaculate....

”Don't let the exterior fool you. The rooms are tastefully decorated and clean. They are small, but it is Venice. Walking distance to most attractions, and the STAFF is absolutely AMAZING! The location was quiet at night, and beds and bedding was great. Thank you Vito, and team for making our Venice trip so memorable. One thing to note...no elevator, but staff moved our luggage for us. ”

”We loved that this hotel is a throwback to old Venice, but with contemporary flare and updates. We had a suite on the lagoon. One thing to know is that the lagoon rooms have a lot of foot traffic underneath them as people are boarding tenders to go back to cruise ships near here. But we thought that was fun and it did not bother us at all. The traffic is mostly during the day when we were out and about.”
