House and Community was amazing but.......

When we arrived the house was amazing. We had a large group of people and the house was definitely big enough. There was a couple of things that I took pictures of and sent to the office so we would not be charged. No other problems occurred the entire stay except not having enough towels so they brought us some. Now after we got back home thats when problems started. They charged our credit card almost $300. When I called the first time the Lady on the phone acted like she had no idea what I was talking about. Then I called back probably 5 more times to be told we had stained the towels and used the the grill that we didn't even touch the entire stay. They sent me pictures of things like a blanket that just needed to be washed and towels with no visable stains and couple other picture that I couldn't figure out. Along with the pictures of the item was a picture of someone's I don't knows credit card front and back. When I questioned them about it they blew it off. I have stayed with multiple rental companies and never had as issue as I always go threw a house when I leave to make sure nothing is damaged or it would have been reported. We are going to Florida again and making sure not to book with this company I have told countless friends that go every year sometime multiple times a year not to book with this company. DO NOT BOOK WITH THIS COMPANY.

Pretty gated community

The townhouse was affordably price. It was in a gated community which we really liked. It slept 8 people very comfortably, but there was a table and counter area for only 6 people to eat. The kitchen was small, but it did have a small washer & dryer which we liked. We knew to bring detergent, paper towels, bathroom tissue, paper plates as the townhouse only provides starter supplies. The grocery stores and restaurants were not far away. Overall we were very satisfied with this townhouse and I would definitely recommend it to others. The only problem was getting the "check in" code before our arrival. ACO wouldn't give it until 24hrs. before check in time. They only email it and they won't text it or tell you the code by phone. Since we were stopping at other sightseeing areas, I was not at home to receive it. I had trouble opening my email by phone and I called ACO several times. We finally got it by email and everything was fine.

Every wall filthy! Mold every corner each bathroom

After check in got email asking if everything was good to go. I replied accordingly with pictures! They asked to resubmit and that they would tell maintenance. If they passed on the word nothing was fixed. Or cleaned even tho I prepaid for cleaning. It was gross. They still haven't responded to me after I submitted pics.

Run Do Not Rent

Dirty walls/Carpet, Roaches was Everywhere. Turned on the stove to cook and that was the worst thing we could have done because roaches came from under and from the back of the stove. Pest control came and put white poison down and traps so we had to stay with this stuff everywhere. Washer would not spin out so we had to hand ring out clothing. Garage door was broke, We Had To physically open and close the door. Tubs would not drain out. Master tub could not use because water was leaking from faucet area. Granted the home is nice but the owner or management needs to step it up and take care of the home a little better. I would not recommend this home to be rented by anyone until they have the insects and roaches and other things repaired in the home. If I could add all the photos and videos I would but it only allow 6 Pic. I did walk through of home upon arrival. I also emailed ACO vacation homes twice to talk to mansion property directly but have not gotten a response. So beware of 164 Yellow Snapdragon Drive Davenport Fl...... I have pics of the white stuff we had to live with for the time there as well as the traps that was placed everywhere in the home.

Unpleasant stay

The light fixtures were broken, stains on the wall, leaky toilet, and broken sink just to name a few things. The 4 bedroom Venetian Bay Villages location needs to be updated.

This was a GREAT condo rental close to parks!

We stayed at the condo because we were taking our grandchildren to the Disney parks. They loved the house we rented and the private pool. The house had everything that we needed. It was clean and well maintained. The location was close to the parks so it was easy to get there every morning, and much more affordable than a hotel on property.

Surprise surprise!!

The house itself was beautiful, very comfortable and there was more than enough space for my family and I. I booked this house from Expedia which I regret because once I paid I then reached out to the actual company who let me know of all the other associated fees when Expedia has me under the impression that I had already paid them all...so surprise! Here’s a $200 cleaning fee!! Also, the home is advertised with the pool and spa, however, AFTER I paid I found out about the $30/day charge just to heat the spa! FYI...if someone rents a home with a hot tub, OF COURSE we plan to use it!! I paid a total of OVER $700 for 2 days and you mean to tell me the use of the hot tub is not included? Ridiculous! And even once we decided to just bite the bullet and pay I was told they needed 24 hours notice so I didn’t even have time to have that arrangement made! The pool was also ridiculously cold so even if we could over the hot tub situation, the pool was STILL unbareable! Inside of the house was its own ball game, let’s start with the grease stains on the sheets, with fees that high for cleaning I was very disappointed to see that! The TV in the main room had no cable connection so the whole weekend there was never a point that we could watch tv together in the main room we all had to pile up in a bed room or separate. Last but certainly not least, the hot water heater sucks!!! To take a hot shower run the water an hour In advance we got one shower the whole weekend. Never again!

Nossa estadia na casa que alugamos foi muito boa, só um detalhe que atrapalhou um pouco foi a distância que o condominio está localizado, pois só ficamos sabendo a localização depois de fechar a negociação. Mas o condomínio e as acomodações não deixaram a desejar, nos deram uma casa com um quarto a mais o que foi muito bom e mais confortável na divisão com os membros da família. O contrato de locação é bem rígido e com bastante regras o que deixa a gente um pouco inseguro e com medo, mas deu tudo certo.

Nice prison and excessive fees

I would never rent a vacation property from ACO Vacation Homes again. I wish the potential renter would be advise of the additional fees prior to booking. Expedia mentions there would be additional fees in the fine print but all of them. For example the cleaning was an additional $179 on top of the rental fee. You have to pay for pool and the jacuzzi to be heated, $90 for 3 days. The water was freezing cold, non of my family including myself could bear to risk it. $100 for excessive trash (more than one garage can full.) Mind you the trash can is a bench can not an average size 30 gallon can, which is responsible for 11 people. There is no cell service in the house, you have to drive about 2-5 miles to receive service. You can use the grill, but if you do not clean it properly, it would be an additional $60. To be honest because of all of the stipulation, you feel as if your in an expensive prison. Would never make this mistake again.

Wonderful experience

The townhome was beautiful. Very clean and inviting. The customer services reps were very helpful and friendly. I will definitely book again. I was very satisfied.

Deceitful at best

Horrible experience with this company. I would never book with them again. I wouldn't recommend them to anyone. If you haven't booked them yet I would move on to something else asap. If you've already booked with them get ready for the run around. AWFUL EXPERIENCE!!!!

Horrible customer service

My experience was horrible. I get there on Friday night and the first thing I find is that they did not add my name to the list at the gate. So I was at the gate for more than 30 minutes tire from a 5 hour drive , then I get to the house. No air conditioner, I called them Saturday they sent someone, went to universal and when I come back tire like craze at 4 am. STILL NO AIR CONDITIONING” they did not care at all. They were knocking at my door to clean the house at 10:50am. Did not care one bit about my complaint. Nothing. Bad bad customer service. Will not come back!

Very nice place but beware of the extra fee

After booking this place I was contacted by the rental company (ACO) and although it stated 'no additional fees' on the expedia site, I had to pay a USD170 cleaning fee (for 3 nights stay). Although I felt that this was outrageous, I continued because the booking was 'non-refundable' through the expedia site and didn't want to ruin my vacation and risk loosing that money. Be aware that you will need to sign documentation and submit this per email as well as a copy of your identification and also a picture of your credit card (!!!). The townhouse at Venetian Bay Villages was not easy to locate, it took us a while and the security guard was no help. First we were fiddling at someone else's door, luckily this turned out well ;-) Would be great if ACO includes a map in the documentation. Once we located the correct townhouse, we were amazed by the cleanliness of the facility and all the available equipment and it became evident to me why the cleaning fee was that high. In all these years my wife said she never had a (vacation) kitchen with so much cooking utensils. Everything in the house worked perfect, the master bed is so sweet and the neighborhood is quiet and the area is nice and convenient. I just think it is NOT fair to NOT include ALL associated costs/fees in the listings on the advertising websites and even more in combination with non-refundable bookings. But you get what you pay for, and that is a LOT of goodness In short, i would definitely stay there again ;-)

Nice location, quiet and away from all the traffic

Home was very nice and clean, but still had equipment from renovations in the cupboards like paint etc. One of the bathroom sinks did not work, no running water, outlets didn't work and light bulb in one of the bedrooms for main light was missing. Called and emailed customer service, but unfortunately nobody stopped by in the 6 days we stayed there to address it. Downstairs bedroom did not have lamp shades on lights, mattress was lumpy. Kitchen had less than bare minimum for dishes, did not have coffee maker. All in all the area was very nice and the club house was fabulous, lots to do for children of all ages and staff there was extremely friendly. Club house requires key card which the management company failed to provide also.

This place sucks

Horrible place to rent ACO VACATION HOMES SUCKED they have a $170 cleaning fee which was ridiculous for that amount you expect the place to be spotless but it wasn't it was dirty and old sheets on the bed I will never rent from them again and hotel.com should be a shame of this cus they allow this to happen especially the hiding fees and then u stuck with it cus there is no refund so pls don't rent here they SUCK !

aco company customer service very poor

The garage door is broken with a big gap at the bottom where it won't close which is big enough for an adult to access the inside-made us feel very uneasy The master suite bed is very uncomfortable. Decor is a bit tired but it was clean and had the right amenities

The house was enormous,but more than 30 minutes from the Parks.I checked in at night,so my first encounter was with cockroaches,the tiny ones in the kitchen.No pool towels and no enough regular towels.

Sketchy neighborhood with a nice addition

The people at ACO were reeeaallyyy hard to work with. They promised a property in Kissimmee but placed us in Davenport, which was 35 mins to the parks compared to 25 mins in Kissimmee, but a good 45+ mins from the rest of our family and friends who were in Kissimmee. So for the entire time we were there, which was only 4 days, we would have to drive 45 mins to spend the day with our friends or 35 mins to the parks. Needless to say, we didn't spend enough time with our friends. The house was normal, like any Florida style vacation home. But it was infested with roaches. From tiny ones to big ones. We would be in the kitchen having a meal and would see one crawling in the stove, another on the wall, and another in the counter top. There was only 2 towels in each bathroom, regardless if the bedroom had 2 queen beds to accomodate 4 people. We were a group of 13 and had to go buy towels when we arrived. No pool towels available, which meant we had to use the same towels to bathe and in the pool area. Only one roll of paper towel available for 13 people to use, and only one roll of tissue paper per bathroom. Only one trash can bag per can, which meant we had to buy extras to remove any and all trash from inside the house in an attempt to keep the roaches from coming. Bottom line is, I DO NOT reccomend this company to anyone.
